Property Agents act on behalf of buyers, sellers, landlords, or tenants to manage the lease, sale, or rental of various real estate properties. They possess extensive knowledge of property owners' rights and obligations, as well as the Singapore land laws and regulations concerning ownership, leasing, and sales.

Key responsibilities

The key responsibilities of property agents are to provide guidance and assist sellers, buyers, landlords or tenants in marketing, leasing, renting, selling and purchasing property for the right price under the best terms. They determine clients' needs and financial abilities to propose suitable solutions. Moreover, they intermediate negotiation processes, consult clients on market conditions, prices, mortgages, legal requirements, and related matters to ensure fair and honest dealings.

• Perform comparative market analysis to estimate properties’ value
• Display and market real property to possible buyers
• Prepare necessary paperwork (contracts, leases, deeds, closing statements etc)
• Maintain and update listings of available properties
• Develop networks and cooperate with attorneys, mortgage lenders and contractors
• Promote sales through advertisements, open houses and listing services
• Remain knowledgeable about real estate markets and best practices

Qualifications

As a property agent, you should:

• Be at least 21 years old
• Be a Singaporean or Singapore PR
• Possess one of the following academic qualifications:
• ITE Higher Nitec / Master Nitec
• 4 GCE ‘O’ level subject passes in two sittings (C6 & above)
• 4 GCE ‘A’ level subjects taken in two sittings (C6 & above)
• Diploma from the *Local Polytechnic* (NYP, NP, SP, TP, RP)
• Degree from the ^Local University^ (NUS, NTU, SMU, SUTD, SUSS, SIT)
• WPLN (Must attain Level 5 – Level 8 for all 5 assessments: Reading, Writing, Speaking, Listening, and Numeracy)
• Foreign Qualification (subject to assessment approval)
