SUMMARYResponsible for providing timely and accurate reporting of day-to-day operations of respective properties, managing and executing the financial reporting, budgeting and forecasting process for assigned properties.Take responsibility/ownership of financial results in monthly review & presentation to management & owners.Assist, review and coordinate the workflow of Community Managers, and Accounts PayableDUTIES AND RESPONSIBILITIES1. Review and analyze general ledgers for respective properties process journal entries, calculate accruals andupdate balance sheet2. Review and approve A/P invoices, payroll data, A/R adjustments, daily cash receipts journal etc, ensure properaudit trail is in place3. Prepare monthly and quarterly variance analysis and monthly balance sheet analysis, income statements, andbank reconciliations, and various account reconciliation4. Ensure compliance of mortgage loan covenants and reporting requirements.5. Prepare detailed year-end financial reconciliations, analyses and working papers.6. Prepare quarterly forecasts, invoicing of operating expense recoveries, C.P.I., adjustments and security deposittransactions7. Preparation of annual budget package, detailed variance analysis, and balance sheet analysis8. Preparing and maintaining necessary continuity schedules for properties (prepaid, accrual, security deposit subaccount tracking.9. Prepare cash request for respective properties and research discrepancies.10. Responsible for review of lease assets to ensure depreciation / amortization Update fixed asset anddepreciation schedules with all monthly additions for respective properties,11. Assist in post-closing proration adjustments and system set up for new entities.12. Ensure that Mortgage payments, real estate tax payments, and insurance payments are made timely andaccurately recorded.13. Respond to questions pertaining to year-end work with outside auditors14. Adhere to policies and procedures, as well as maintain effective internal controls15. Work as a team player in evaluating and resolving discrepancies, as needed.16. Assist on all special projects, as needed.REQUIREMENTS1. Bachelor’s in accounting; CPA preferred2. Strong accounting skills; Proficiency in PC based software; Yardi/Entrata knowledge a plus3. 3+ years of public accounting and/or multifamily real estate accounting experience preferred4. Strong communication skills, both oral and written; ability to handle multiple priorities, self-starter5. Understanding of property management in relation to financial accounting, recoveries, budgeting andforecasting.6. Strong analytical ability, superior attention to detail and accuracy and excellent follow up skills.7. Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Landlord/Tenant Laws.8. Valid Driver's License and reliable transportation.9. Ability to climb stairs, walk, bend, grasp, and lift up to 25 lbs.
