Job summary

Brookfield Properties is seeking a Property Accountant in Chicago to record and report property-level financial statements in accordance with GAAP. You will support operations with reconciliations, variance analyses, and collaboration with property teams and corporate finance.

Responsibilities include preparing balance sheets, analyzing transactions in JD Edwards, and calculating CAM charges. The role emphasizes accuracy, timely reporting, and governance within a large real estate portfolio.

Qualifications

  • High school diploma or GED required.
  • Bachelor's degree in Accounting, Business, or a related field required; CPA candidate is a plus.
  • Minimum of 2 years of experience in related accounting or finance role required; experience within the real estate industry is preferred.
  • Demonstrated experience preparing workpapers supporting accrual-based general ledger entries and responding to audit inquiries.
  • Strong organizational and problem-solving skills with the ability to meet deadlines.
  • Strong written and verbal communication skills.
  • Excellent attention to detail and accuracy.
  • Working knowledge of Microsoft Office Suite with intermediate-level Excel skills.
  • Experience with an ERP general ledger, preferably JD Edwards or Yardi.

  • Provide detailed explanations for all balance sheet and income statement variances.
  • Calculate tenant common area maintenance (CAM) charges according to lease agreements.
  • Collaborate with property teams, financial reporting teams, and other business partners to ensure smooth financial operations.
  • Document and record ownership-level transactions and adjustments for the portfolio based on debt agreements, purchase and sale contracts, and joint venture agreements.
  • Stay informed on external accounting and reporting practices to understand disclosures and trends.
  • Ability to apply AI tools effectively while ensuring accuracy and data integrity.
  • Assist with other duties as assigned.

Job Description
Position Summary

The Property Accountant is responsible for accurately recording and reporting property-level financial statements in accordance with GAAP and company policies. This role ensures timely preparation of financial statements, reconciliations, and variance analyses to support property operations. The Property Accountant also collaborates with property teams and corporate finance to maintain compliance and drive financial accuracy.

Compensation
  • Salary type: Exempt
  • Pay Frequency: Bi-weekly
  • Annual Base Salary Range: $70,000 - $90,000
  • Annual Bonus: 10%
