Job summary

Core States Group is seeking a skilled Project Planner (Land Development) to join our team in a hybrid work setup. The role focuses on managing client relationships, overseeing due diligence, site planning, and the entitlement process for private land development projects.

You will coordinate documents, liaise with agencies, and track deliverables while supporting construction permitting and contract administration. This is a full-time position offering growth and collaboration across offices.

Qualifications

  • 4+ years of experience in land development or related field.
  • College degree or technical certification in land use planning, real estate, environmental consulting, engineering, construction, or related field.
  • Experience with due diligence, site planning, land use entitlements, environmental review, and construction permitting.
  • Ability to communicate with clients and team members; strong technical writing and public speaking skills.

Responsibilities

  • Act as primary liaison with clients and agencies through clear communication and representation.
  • Conduct due diligence investigations, review codes, refine site plans, and prepare reports.
  • Prepare and process land use applications, review staff reports, and testify at hearings.
  • Coordinate acquisition of documents and studies (surveys, traffic, environmental reports).
  • Coordinate processing and approval of construction permit applications.
  • Track deliverables using standard forms and procedures; prepare and administer contracts.

Summary of the Role

We are seeking a skilled Project Planner (Land Development) to join our team at Core States Group! If you have a passion working with clients, managing project and experience working in the private land development sector.


Responsibilities


  • Act as primary liaison with clients & agencies through clear communication & representation

  • Conduct due diligence investigations (i.e., review agency codes, prepare & refine site plans, conduct phone interviews, review technical documents, prepare written report, etc.)

  • Prepare and process land use applications (i.e., prepare submittal materials, review staff reports, testify at public hearings, etc.)

  • Coordinate the acquisition of special documents and studies (i.e., land surveys, traffic studies, environmental reports, etc.)

  • Coordinate the processing and approval of construction permit applications

  • Track deliverables using the company’s standard forms and procedures

  • Prepare and administer contracts as necessary

  • 4+ years of experience working in land development or related field

  • College degree or technical certification(s) in land use planning, real estate, environmental consulting, engineering, construction, or related field

  • Experience with due diligence, site planning, land use entitlements, environmental review, construction permitting, etc.

  • Experience working with multiple disciplines including civil engineering, architecture, landscape architecture, land surveying, traffic engineering, and environmental consulting

  • Ability to prioritize a diverse workload, resolve complex issues, and meet deadlines in a fast-paced setting

  • Ability to communicate well with clients and team members, strong technical writing skills, and public speaking proficiency

  • Demonstrated ability and willingness to identify practical uses for company-approved AI tools to improve team processes, support better decisions, and increase efficiency

  • Demonstrated ability to review AI-generated content for accuracy, protect confidential information, and remain responsible for the final work product


Work Location

This can be a hybrid position based out of the following Core States Group offices: Scottsdale/Phoenix, AZ; Roseville, CA; King of Prussia, PA; Philadelphia, PA; West Chester, PA; Frisco, TX; Remote Idaho; or Remote VA. We are also open to remote employees in the same areas.
