ARCO Design/Build in the Chicagoland area seeks a Project Manager to own TI/industrial projects from design to completion. You will drive budget, schedule, client relations, and subcontractor coordination, ensuring project performance and profitability.

The role requires BS in Engineering or Construction Management and 2–10 years in construction management or engineering design, with strong software proficiency (MS Project, Bluebeam, Procore). Competitive base salary with discretionary bonuses.

Qualifications

• Minimum BS in Engineering, Construction Management, or related field.
• 2–10 years of construction management or engineering design experience.
• Experience with tenant improvement projects in commercial space preferred.
• Proficiency in MS Project/Office and construction software (Bluebeam/Procore).

Responsibilities

• Lead all managerial and administrative aspects from preconstruction through closeout.
• Develop preliminary drawings and project budget with clients/design team.
• Review scope, negotiate contracts and fees, and optimize costs.
• Oversee subcontractor selection and buyout across trades.
• Identify opportunities to procure materials/equipment when advantageous.
• Coordinate schedules and site logistics with the project team.
• Lead preconstruction meetings to address constructability and sequencing.
• Lead weekly progress meetings on-site to address challenges.
• Prepare pay applications, track costs, and manage budget vs. plan.

We are looking for a Project Manager based out of our Chicagoland office who will have cradle to end ownership surrounding TI Industrial projects (warehouses, distribution centers, cold storage, etc.)

A DAY IN THE LIFE

• Lead and coordinate all managerial and administrative aspects of the project from the earliest stages of preconstruction through project closeout
• Work closely with clients and the design team to develop preliminary concept drawings and project budget
• Participate in the proposal meeting with clients to review the scope of work, discuss ways to reduce costs, provide value engineering ideas, and negotiate contracts & fees
• Oversee subcontractor selection and buyout process for all trades and vendors
• Identify and investigate opportunities to procure material and/or specialty equipment directly when advantageous to project budget or schedule
• Work with Project Superintendent to develop and review subcontractor scopes of work/contracts, project schedule, and site logistics plan
• Lead preconstruction planning meetings with all designers, subcontractors and vendors aimed at solving potential constructability, sequencing, and/or manpower issues
• Lead weekly/bi-weekly OAC meetings on-site once construction begins to review progress and address challenges directly with client
• Track and manage project performance vs budget; prepare owner pay applications, cost status, and progress billing reports

NECESSARY QUALIFICATIONS

• BS in Engineering, Construction Management, or related field
• 2-10 years of construction management or engineering design experience
• Previous experience around tenant improvement projects in the commercial space is highly preferred
• Proficiency using Microsoft Project/Suite and construction software such as Bluebeam or Procore

• Typical base compensation for the Project Manager role is between $84,000.00 and $160,000.00. Candidates with extensive experience may exceed this range. In addition to base salary, the role is eligible to receive discretionary bonus compensation based on individual and company performance.
