Job summary

Allied Roofing & Construction in Northern New Jersey is seeking a results-driven Project Manager to lead residential roofing and exterior projects from start to finish. You will partner with the Production Manager, sales team, crews, vendors, and homeowners to keep projects moving, protect quality, and maximize profitability.

The ideal candidate brings proven field leadership, strong communication, and a relentless drive to own the outcome.

Qualifications

  • At least one year of roofing experience required.
  • Three or more years in residential construction, PM, or field leadership preferred.
  • Five+ years of construction PM experience strongly preferred for senior-level.

Responsibilities

  • Review contracts, specs, budgets, and risks before starting.
  • Lead field execution and keep projects moving to protect profit.
  • Coordinate crews, subcontractors, materials, and site logistics.
  • Serve as homeowner's primary contact and manage change orders.
  • Track costs, schedules, and documentation in CRM.

Base Salary: $60,000-$80,000 per year, depending on experience and demonstrated capability, plus monthly performance pay and additional incentive opportunities.

Allied Roofing & Construction is a 30+ year residential and commercial exterior construction company serving Northern New Jersey. We specialize in roofing, siding, windows, and related exterior home improvement services.

Allied is entering its next stage of growth. We are strengthening our brand, systems, team, and production operation, and we are looking for a Project Manager who wants to grow with us.

This is not a position where you simply drive around, take pictures, and report problems back to the office.

You own the outcome.

You will manage assigned roofing and exterior projects from preparation through final payment and closeout. You will work closely with our Production Manager, sales team, crews, subcontractors, vendors, and homeowners to keep projects moving, protect quality and profitability, solve problems early, and deliver a strong customer experience.

WHAT YOU'LL OWN
Before the Job
  • - Review contracts, work orders, measurements, photographs, specifications, customer expectations, budgets, and known project risks.
  • - Confirm crews, subcontractors, materials, permits, equipment, access, site protection, payment requirements, and other jobsite logistics with the Production team.
  • - Identify missing information, scope conflicts, or potential problems before crews arrive.
  • - Make sure the homeowner understands what to expect before production begins.
During the Job
  • - Lead field execution and keep projects moving.
  • - Coordinate crews, subcontractors, material deliveries, equipment, and jobsite logistics.
  • - Conduct site visits and inspections to verify progress, workmanship, safety, and project requirements.
  • - Hold crews and subcontractors accountable to Allied's quality standards.
  • - Serve as the homeowner's primary project contact and communicate before questions turn into frustration.
  • - Identify project obstacles early and bring solutions, not simply problems.
  • - Prepare and document legitimate change orders before additional work proceeds whenever practicable.
  • - Monitor labor, material, subcontractor, and project costs and identify issues that may affect gross profit.
  • - Track schedules, project stages, photographs, notes, costs, commitments, and supporting documentation in the company's CRM.
  • - Protect the customer's property, the project schedule, Allied's reputation, and project profitability.
After the Job
  • - Lead the final walkthrough and drive outstanding punch-list items to completion.
  • - Coordinate progress payments and final payment.
  • - Confirm completion documentation, warranties, photographs, invoices, material returns, and project records are accurate and complete.
  • - Address open customer concerns promptly and professionally.
  • - Help earn reviews, referrals, repeat business, and additional-service opportunities.
  • - Close the loop -- operationally, financially, and in the system.

EXPERIENCE & QUALIFICATIONS
  • - At least one year of roofing experience required.
  • - Three or more years of relevant residential construction, production, project-management, or field-leadership experience preferred.
  • - Five or more years of construction project management or related field-leadership experience strongly preferred for senior-level candidates.
  • - Experience with siding, windows, exterior remodeling, restoration, residential construction, or broader home improvement is highly valuable.
  • - Demonstrated experience coordinating crews, subcontractors, schedules, materials, budgets, customers, and project documentation.
  • - Strong organization, communication, problem-solving, and customer-service skills.
  • - Comfortable discussing change orders, project costs, payments, and collections.
  • - Proficiency with computers, tablets, smartphones, Microsoft Office, CRM systems, digital photographs, and cloud-based project-management tools.
  • - OSHA 10 certification or willingness to complete required safety training.
  • - Manufacturer training or roofing-system certifications are a plus.
  • - High school diploma, GED, or equivalent.
MUST-HAVE FIELD & DRIVING REQUIREMENTS
  • - Ability to climb ladders and safely access and walk on roof surfaces that are walkable and safe for inspection.
  • - Ability to lift and carry roofing materials weighing approximately 100 pounds or more when required, including bundles of shingles and rolls of roofing material.
  • - Valid driver's license and clean/acceptable driving record required.
  • - Reliable, properly registered and insured personal vehicle required.
  • - Ability to travel regularly to active jobsites throughout Northern New Jersey.
  • - These are essential field functions of the position and must be performed safely, with or without reasonable accommodation.
