Duties and Responsibilities
- Oversee and direct construction projects from conception to completion
- Work with project team and scheduling consultant (if applicable) to establish project schedule and ensure updates are communicated with Owner, Field Supervision, Subcontractors and Vendors.
- Review the project in-depth to schedule deliverables and estimate costs
- Coordinate and assist design team for successful permit issuance, as well as construction administration
- Work with Estimating team in the development of project estimates as well as review and prepare Subcontractor scopes of work
- Evaluate projects for constructability and value-engineer cost savings
- Oversee all onsite and offsite construction activities to monitor compliance with building and safety regulations
- Coordinate and direct internal project team members, construction workers and subcontractors
- Meet contractual conditions of performance
- Review work progress daily and ensure subcontractors meet contractual obligations
- Prepare internal and external reports on job status
- Plan ahead to prevent problems and resolve emerging issues
- Negotiate terms of subcontracts and purchase orders; monitor timely completion of contract documents, including developing estimates, scope reviews, and bid leveling
- Ensure all permits and licenses are secured and tracked
- Analyze, manage, and mitigate project risks
- Ensure quality construction standards and proper techniques
- Manage project’s financial and schedule success (for projects without a Senior Project Manager), including budget modifications and financial forecasts
- Prepare Monthly Construction Reports and present during monthly budget meetings
- Review and approve subcontractor payments and vendor invoicing promptly
- Oversee Change Management processes for timely issuance and execution of change orders
- Produce forecasts of Cost-to-Complete, identifying potential exposures
- Manage project closeout process and ensure documentation compliance
- Follow standard Document Control procedures
- Coordinate, schedule, and participate in team and project meetings; prepare meeting minutes
- Manage up to two (2) construction projects simultaneously
- Mentor project team members for success and growth
- Provide timely and professional communication with support groups such as accounting, HR, management, QAQC, design professionals, etc.
- Travel as required for out-of-town projects
Qualifications
- Proven experience in construction management
- Advanced knowledge of construction processes, means, and methods
- Expertise in building products, construction details, and regulations
- Understanding of all facets of construction
- Familiarity with construction management software (e.g., Procore, Textura, Primavera)
- Ability to see the big picture and plan accordingly
- Strong conflict and crisis management skills
- Leadership and HR management skills
- Excellent time and project management skills
- Bachelor’s degree in construction management, architecture, engineering, or related field, or equivalent experience
Working Conditions
Frequent exposure to fumes, airborne particles, moving mechanical parts, and vibration. Occasional exposure to extreme conditions at construction sites. Noise levels can be loud. Work may be performed in an office or outdoor environment.
Physical Requirements
Occasionally sit, climb, balance, stoop, kneel, crouch, or crawl. Frequently lift/move up to 10 pounds; occasionally up to 25 pounds. Vision abilities include close, distance, peripheral, and depth perception, and focus adjustment.
Direct Reports
Manages Project Superintendent, Assistant Project Manager, and their direct reports (Assistant Superintendents, Project Engineers, Contract Administrators, Field Coordinators, Labor Foremen).
