Job summary

JRM Construction Management, LLC in New York City seeks an experienced Project Manager to lead complex projects from start to finish. You will manage budgets, schedules, safety, and client relations with a focus on public-sector work and collaborative teams.

The role requires 5+ years of PM experience, strong reading of plans, and coordination across estimating, field crews, and owners. Procore and Timberline familiarity is preferred; OSHA 10 and scaffold certifications are a plus.

Qualifications

  • 5+ years of experience as a Project Manager, preferably with city/state agencies.
  • Strong client relations skills and a collaborative disposition.
  • Proficiency in reading commercial construction plans and specifications.
  • OSHA 10 Construction Safety and Health Certification is a plus but not required.
  • 4-Hour Supported Scaffold User Certification is a plus but not required.

Responsibilities

  • Oversee all project activities and personnel.
  • Coordinate with Estimating to formulate award schedule for trades.
  • Review project documents and ensure compliance with requirements and objectives.
  • Coordinate and facilitate kickoff meetings with key participants.
  • Prepare and issue project documents including progress reports, schedules, and budgets.
  • Maintain relationships with owners, subcontractors, unions and other parties; run periodic meetings.
  • Forecast and track labor, management, and material costs.
  • Monitor project schedule, submittals/RFI logs, and open items.
  • Monitor changes to scope affecting budget/schedule; advise client and negotiate changes.
  • Manage project budget, minimize expenses, and provide finance reporting.
  • Ensure timely invoicing and monitor receivables; ensure mobilization readiness.
  • Ensure subcontractors meet COI requirements prior to mobilization.
  • Organize and deliver project close-out/As-Built documents.

Job Summary

The Project Manager is a key figure of the project team, responsible for the overall success of a project. The incumbent must possess excellent leadership skills, as well as be able to successfully set, observe and re-evaluate project priorities frequently.

Responsibilities
  • Responsible for overseeing the efforts of all project activities and personnel.
  • Coordinate with Estimating Department to formulate award schedule for trades during pre-construction.
  • Acquire a thorough understanding of project requirements and objectives; review all project documents, including drawings, specifications, contracts, scope of work, and construction schedule and manage compliance with these requirement and objectives.
  • Coordinate and facilitate both internal and building kick-off meeting with all key participants.
  • Prepare and issue project documents including progress reports, detailed project schedule updates, and financial/budget updates.
  • Maintain good relationships with owners, subcontractors, unions and other interested parties. Initiate periodic meetings and other forms of communication with project team members and/or client as appropriate, to acquaint them with unresolved problems and to ensure an adequate degree of coordination as needed between disciplines.
  • Forecast and track the amount of labor, managerial and material costs necessary to complete a project.
  • Perform project status reviews by monitoring project schedule, submittal/RFI logs and open items
  • Monitor project scope for changes affecting budget and/or schedule; identifies cause, advises client, and negotiates changes in fee as appropriate.
  • Manage project budget, minimize, and track expenses; provide finance reporting as needed.
  • Ensure timely and accurate invoicing, monitor receivables for project as well as subcontractor pay schedule.
  • Ensure subcontractors provide certificates of insurance that meet contractual requirements prior to mobilization.
  • Ensure punchlist completion and Department of Buildings sign off.
  • Organize and deliver project close-out/As-Built documents.
Qualifications
  • At least five years of relevant experience as a Project Manager, preferably experience building for city and/or state agencies
  • Must have strong client relations skills and a collaborative disposition
  • Demonstrate proficiency in reading commercial construction plans and specifications
  • 10-Hour OSHA Construction Safety and Health Certification is a plus but not required
  • 4-Hour Supported Scaffold User Certification is a plus but not required
Computer Systems
  • Microsoft Office (Excel, Word, PowerPoint, and Outlook), Procore (preferred but not required), and Timberline (preferred but not required)
Salary Information
  • To the extent this position is performed in New York City, the annual salary range for this role is $150,000 - $225,000.

Note: The comp range and the description are for ALL levels of Project Manager (Public Sector)!
