MOCA Systems, Inc. is seeking a Project Manager (Owner's Representative / Architect) to oversee large, complex construction projects in Southern California. The role combines design management, construction oversight, and client liaison across all project phases.

Hybrid work arrangement with periodic in-office requirements, primarily remote, and up to 25% travel to project sites. NCARB-accredited degree and PM experience required; CA license preferred.

Qualifications

  • Requires NCARB accredited Bachelor's degree in architecture and minimum six years as a practicing architect.
  • California Registered Architect license preferred.
  • Industry accreditations such as LEED AP, DBIA, PMP or CCM desired.
  • Project management experience required.
  • Experience in all project phases: definition, design, procurement, pre-construction, bid/award, construction.
  • Ability to organize, solve problems, lead teams, and meet deadlines in fast-paced environments.

  • Communicate project status, progress, and expectations clearly to stakeholders.

  • Attend field walks and critical meetings (OAC) and prepare minutes.

  • Monitor contract compliance and manage design and construction processes.

Project Manager (Owner's Representative / Architect)

Location

Hybrid / Southern California (Primarily Remote - Periodic In-Office)

Hiring Range

$95,000 - $125,000

Position Summary

The Project Manager will support the management of large, complex construction projects in all facets of the project definition, procurement, design, pre-construction, bid/award, and construction phases of work. They will work with project leadership to envision, plan, evaluate, and maintain oversight over operations required to successfully deliver the project to meet the client's goals and objectives.

Duties & Responsibilities
  • Support the project team in the successful management and delivery of complex building projects.
  • Fosters a collaborative environment with peers and project teams. Maintain positive and trusted client, consultant, architect and contractor relationships.
  • Maintain an open dialogue with the client and its stakeholders for continuous and effective communication and to obtain a common understanding of project status, progress, and expectations.
  • Support leadership and the project team to meet the client's vision and ensure positive outcomes for our clients and their construction projects.
  • Supports project leadership to ensure optimal performance on projects assigned. Assist in the execution of approved plans while maintaining proper controls. Reports on progress relative to the established cost, schedule, and quality standards while adhering to project standards.
  • Participates in project client and stakeholder meetings and prepare content and meeting minutes.
  • Supports leadership in business development proposal response and interview activities.
  • Supports leadership in reviewing and monitoring the contract to ensure MSI is fulfilling contract requirements.
  • Develop and manage project standards and provide regular reports to the client on project progress.
  • Provide Design Management including working with the project design team to finalize and manage the design process. Attend design meetings and maintain meeting minutes to ensure contract accountability.
  • Provide Construction Management including review and monitoring of project budgets and project schedules, review of RFI's and submittals, review of pay applications and change orders, observation and monitoring of construction activities, and evaluation of field problems and facilitation of resolutions.
  • Attend field walks and OAC (Owner, Architect and Contractor) meetings.
  • Monitor and facilitate project commissioning and closeout activities
  • Coordinate Owner delivery of related fixtures, furniture, and equipment.
  • Manage performance of contracts with subcontractors, consultants, and vendors.
  • Support leadership to create, update, and report on project budgets, invoice preparation, and project financial forecasts including variance reporting.
  • Review and provide information to the owner regarding contractor schedule updates and coordinate with MSI's internal scheduling team.
  • Periodic travel, upwards of 25%, to project sites, client offices, and MSI offices to meet with clients and team members.
Required Qualifications
  • NCARB accredited Bachelor's degree in architecture and a minimum of six (6) years as a practicing architect involved in planning, design, and construction.
  • Registered Architect in the State of California and active license preferred.
  • Other industry accreditations or certifications such as LEED AP, DBIA, PMP or CCM desired.
  • Project Management experience required.
  • Experience in all phases of work required.

    • Proposal development, support and writing skills.
