Position Summary
The Project Manager – New Construction reports directly to the Director of construction and the Managing Director. This position is responsible for leading the day-to-day coordination and execution of ground-up multifamily projects, with a strong focus on project engineering functions including documentation control, subcontractor coordination, schedule management, and field integration.
This role is ideal for a technically driven leader with experience in project engineering or field operations, who is ready to take ownership of project delivery within a vertically integrated development firm. The Project Manager ensures that every phase of construction—from mobilization through final closeout—is executed efficiently, on budget, and in alignment with design and quality standards.
Key Responsibilities
- Lead all aspects of active vertical construction projects, including preconstruction planning, project buyout, schedule execution, and subcontractor coordination
- Oversee and support engineering workflows including RFIs, submittals, shop drawings, and design clarifications
- Manage project documentation, including contracts, permits, drawings, daily logs, inspection records, and revisions
- Prepare and review monthly pay applications, including G702/G703 documentation and cost tracking
- Maintain and report on job cost control, tracking budget vs. actuals, approved change orders, and committed costs
- Coordinate city inspections, agency approvals, and quality control reviews in collaboration with superintendents
- Drive project schedule adherence by managing look-ahead tasks and subcontractor accountability
- Support internal reporting and lender draw packages, working closely with accounting and development teams
- Facilitate weekly project meetings and ensure clear communication between office, field, consultants, and ownership
- Manage the closeout process, including punch list tracking, warranty documentation, and final turnover
Qualifications & Experience
- 5+ years of experience in construction project management or project engineering, preferably in multifamily or commercial sectors
- Proven track record managing field documentation, schedules, and subcontractor relationships
- Strong technical background with deep familiarity in construction drawings, detailing, and coordination
- Working knowledge of AIA billing forms (G702/G703), budget management, and change order processing
- Proficient in construction management software (e.g., Procore, Bluebeam, Smartsheet, Microsoft Project)
- Excellent organizational and communication skills with the ability to lead meetings, interface with city officials, and drive field execution
- Comfortable working on active construction sites and conducting regular site walks
Education & Certifications
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field preferred
- OSHA 30-Hour Certification (or ability to obtain within 30 days)
- PMP certification a plus
- Valid driver’s license required
Job Type: Full-time
Pay: $90,000 – $110,000 per year (DOE)
