Responsibilities

  • Oversee the apartment upgrade process, ensuring alignment with objectives and collaboration with suppliers, contractors, and internal stakeholders.
  • Develop renovation packages, finalize finishes with the Design Director, and source materials.
  • Coordinate with Regional Facilities Managers to integrate pricing estimates and draft project scopes.
  • Lead the bid process, contractor selection, and project contracting; refine renovation policies and scripts.
  • Monitor progress, report regularly, and participate in due diligence for design and cost estimation.

Position Summary

The Project Manager, Major Projectsplays a pivotal role in driving innovative, cost-effective solutions for apartment upgrades, energy efficiency initiatives, and major capital projects. This role is integral to enhancing property value and sustainability across the portfolio by collaborating with internal teams, external contractors, and suppliers to ensure seamless implementation of renovation and efficiency programs. With a focus ondetail-oriented execution, the role combines strategic planning with hands-on project management to deliver high-quality results aligned with organizational goals. The successful candidate will be a collaborative leaderwith a passion for design, energy efficiency, and delivering exceptional value through well-executed projects.

  • Oversee the apartment upgrade process, ensuring alignment with organizationalobjectivesand collaboration with suppliers, contractors, and internal stakeholders.
  • Develop renovation packages,finalizefinishes with the Design Director, and source materials such as cabinets, countertops, appliances, and flooring.
  • Coordinate with Regional Facilities Managers to integrate pricing estimates into internal analyses and draft project scopes and specifications.
  • Lead the bid process, contractorselection, and job contracting while refining renovation policies, procedures, and communication scripts.
  • Monitor project progress, conduct regular reporting, andparticipatein due diligence for renovation design and cost estimation.
Energy Efficiency Initiatives:
  • Evaluate and recommend upgrades for boiler systems, furnaces, water fixtures, and lighting based on efficiency and financial viability.
  • Implement physical upgrades and manage contractorselection, property surveys, and retrofitting projects in collaboration with Regional Facilities Managers.
  • Stay informed on industry advancements and assessnew technologies, including solar solutions, to align with departmental goals.
  • Research and manage rebate submissions, conduct return analyses, andmonitorutilityinvoicing forirregularities to support green initiatives.
Electric Vehicle Charging:
  • Research, bid, and select preferred partners for electric vehicle charging station solutions, overseeing engineering requirements and infrastructure improvements.
  • Apply for rebates and manage project execution to ensure successful installations.
Major Capital Projects:
  • Research, bid, contract, and manage major capital projects as assigned, ensuring alignment withstrategic goals.
Additional Duties:
  • Provide high-level oversight and support to Regional Facilities Managers.
  • Adjust andoptimizestrategies to reflect evolving business needs and industry best practices.
  • Promote cross-departmental collaboration to ensure cohesive execution of all projects.

Qualifications
Education & Experience:
  • Bachelor's degree (B.A.) from four-year College or university
  • Basic knowledge of construction preferred
  • Strong problem-solving skills with a willingness to learn and take on new challenges
  • Valid driver’s license
  • Ability to travelup to 15%
Tools & Systems:
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
  • The role involves frequent use of standard office equipment, such as computers, phones,

and printers.
