Job summary

LS3P is seeking a Project Manager for our Raleigh office to lead K-12 design projects. You will manage client relationships, coordinate multidisciplinary teams, and ensure design quality and compliance with codes and processes.

Applicants should be a Registered Architect with 10+ years of design experience and a strong track record in project leadership. Revit proficiency is preferred and a competitive compensation package is offered.

Responsibilities

• Lead project teams on active K‑12 educational projects in Raleigh.
• Serve as primary contact with clients and stakeholders.
• Oversee budgets, schedules, scope, billing, and close‑out tasks.
• Coordinate architectural drawings across disciplines.
• Mentor and lead design teams to ensure quality and adherence to codes.
• Coordinate contract documents and sign‑offs as Architect in Responsible Charge.

Job description

We are currently seeking a Project Manager to join our K-12 team in our Raleigh office. You are passionate about design and devoted to quality. You possess the organizational skills to prioritize tasks and handle multiple deadlines, a thorough knowledge of relevant codes, operations, processes and trends, a demonstrated ability to mentor and manage teams, and foster and nurture Client relationships. In this role, you will play a pivotal role in the design process, working closely with clients, project teams, and stakeholders to bring visionary architectural concepts to life.

A Day in the Life:

• Work side by side in a team environment with our Clients, Consultants, Design Leaders, Architects, Interior Designers, Urban Planners and Emerging Professionals on active production projects
• Prepare strategic plans, serve as the primary contact with clients
• Responsible for contract negotiations, billing, AR, performing close‑out and archiving duties for Projects
• Manage budgets, schedules, and programs, including team assignments, estimating fees, determining scope of work, and proposal preparation
• Responsible for facilitating and sealing contract documents as the Architect in Responsible Charge, coordinating and obtaining the sign‑off from quality assurance and studio and client leadership for all required tasks
• Develop design assignments throughout all project phases
• Coordinate architectural drawings across disciplines
• Support communication between project team, client, vendors, contractors, and consultants
• Play an integral part in overall client satisfaction, design quality and profitability of all projects undertaken that contribute to the firm’s strategic priorities

Your Strengths as a Project Manager:

• Technical production skills are necessary and require a demonstrated ability to effectively produce design and construction documents
• Proficiency in Revit is preferred
• Understanding of relevant codes such as state building codes, ANSI 117.1, BOMA
• LEED accreditation or interest in achieving accreditation is preferred
• Collaborates closely with Project Architect to facilitate internal design team leadership

What You Bring To The Table:

• Registered Architect with Bachelor’s Degree or Master’s Degree in Architecture from a NAAB‑accredited university
• 10+ years of design experience is preferred
• Experience in the K-12 market preferred

A cover letter, resume and portfolio demonstrating Revit skills and rendering abilities are required.
