Job summary

Armand Corporation is seeking a Project Manager III to lead the most complex construction and rehabilitation projects from conception through completion. You will report to the Chief Project Manager and oversee day-to-day staff activities, ensuring design and construction meet high standards of quality and compliance.

The role requires managing multiple project phases, coordinating with architects, engineers, and government agencies, and developing schedules and budgets.

Qualifications

  • Bachelor's degree in a relevant field (engineering, construction, or related).
  • Eight years of full-time construction/design experience, four years in K-12 project management.
  • New York State driver's license required.

Responsibilities

  • Manage the day-to-day activities of staff, including Assistant Project Manager (Level I and II) and the Project Manager (Level I and II).
  • Review assignments to ensure design/construction quality and compliance; correct mistakes before incorporation into projects.
  • Make timely decisions to expedite satisfactory completion of the construction process.
  • Assist in training project teams including consultants.
  • Participate in initial meetings with recommendations on approach, scheduling, budget, and layout.
  • Supervise field personnel and inspections; resolve issues from field reports.
  • Develop project master schedules and award-based budgets.
  • Identify conditions requiring contract changes; obtain/evaluate proposals; negotiate settlements.

Job description

Summary of Position:

Project Manager III reports to the Chief Project Manager and is responsible for managing all aspects of the most complex and/or highly-visible construction and rehabilitation projects, from initial conception through completion, ensuring that projects are completed successfully.

Responsibilities:
  • Manage the day-to-day activities of staff, including Assistant Project Manager (Level I and II) and the Project Manager (Level I and II).
  • Review the assignments of the Assistant Project Manager (Level I and II) and Project Manager (Level I and II) to ensure that the quality and high standards of contract performance and compliance in both design and construction are met, and that mistakes and errors in design and construction have been corrected before they have been incorporated into the assigned projects.
  • Make all relevant decisions and take appropriate actions in a timely manner to expedite the satisfactory completion of the construction process.
Duties:
  • Assist in the training of the project teams including personnel provided by consultant firms.
  • Participate in initial meetings making recommendations on project approach, scheduling, budget and preliminary layout.
  • Supervise field personnel and field technical inspections.
  • Resolve issues raised in field reports made by architects, technical inspectors and construction management staff.
  • Develop project master schedules and award-based budgets.
  • Identify conditions requiring a contract change; obtains and evaluates proposals from contractors; develops independent cost estimates for the work; negotiates settlements of claims.
  • Coordinate project related activities among architects, engineers, construction management firms, general contractors and government agencies.
  • Coordinate work schedule and phased turnover with staff.
  • Plan, assign, monitor, review and evaluate the work performed by assigned staff and makes recommendations regarding recruitment, hiring, promotion, reassignment and discipline.
  • Perform related tasks.
Minimum Qualifications:
  • Baccalaureate degree from an accredited college or university.
  • Eight (8) years of full-time experience as a technical specialist in one or more construction and design related fields, four years must have been involved managing all phases of K-12 construction work.
  • A satisfactory combination of education and experience.
  • A driver's license valid in New York State.
Preference

Weighted consideration maybe given to New York State Professional Engineers, registered Architects or candidates with knowledge or experience in government safety or construction standards; managing complex personnel and technological issues; working effectively on a wide range of subjects, including policy formulation, budgetary control, scheduling; making highly technical operations decisions; dispute resolution.
