Job summary

Cochran, a leading electrical construction contractor, is seeking a Project Manager II or III in Seattle, WA. The role focuses on planning, directing, and coordinating project activities to ensure on-time, on-budget delivery while maintaining safety and quality standards.

Responsibilities include building client relationships, assisting in estimates using Accubid, managing resources across phases, and guiding document control and billing.

Qualifications

  • Bachelor’s degree or 3–6 years of related experience in electrical construction or project management.
  • Ability to read technical procedures and construction drawings with accuracy.
  • Proficiency in Office software and project management tools (Smartsheet, Bluebeam).

  • Coordinate with supervisory leadership to review scope, timelines, staffing needs, and resources across project phases.
  • Promote and enforce jobsite safety in line with company policies and industry best practices.
  • Maintain project documentation in Project Management Software, including logs, tracking, change orders, RFIs, transmittals, daily journals, and monthly financial reports.

About the Role

As a Project Manager II or III on our Electrical Construction team, you will be responsible for planning, directing, and coordinating designated project activities to ensure successful execution within established timeframes and budgets. This role involves managing day-to-day project operations, collaborating with cross-functional teams, and supporting successful outcomes by performing key tasks independently or through guidance of subordinate supervisors.

  • Build and maintain strong customer relationships while identifying opportunities to expand business and support client satisfaction
  • Support the proposal and estimating process, including preparing project estimates and budgets using Accubid software; assist in the development and submission of formal proposals
  • Collaborate with supervisory leadership to review project scope, determine timelines, staffing needs, and allocate resources across project phases
  • Promote and enforce jobsite safety by ensuring adherence to company policies and industry best practices
  • Maintain up-to-date project documentation within the Project Management Software, including estimate logs, labor tracking, change orders, RFIs, transmittals, daily journals, and monthly financial reports
  • Update schedules of values and collaborate with the Project Assistant to ensure timely and accurate billing
  • Prepare and review submittals and shop drawings; in design-build settings, ensure drawing accuracy and provide field teams with approved documentation
  • Lead the change order process by preparing and pricing modifications, securing approval, and maintaining accurate records using Accubid estimating tools
  • Maintain daily communication with the General Contractor to support coordination and alignment across project teams
  • Attend project and stakeholder meetings as required to represent project progress and address issues
  • Ensure compliance with all permitting requirements, coordinating as necessary with regulatory bodies
  • Oversee subcontractor and vendor performance, ensuring quality, timely delivery, and contract compliance
  • Provide ongoing support to field supervisors to ensure alignment between project plans and on-site execution
  • Assist in managing the project lien process by documenting deficiencies, submitting notifications, and preserving company rights through proper claims management

To perform the job of Project Manager II successfully, an individual should demonstrate the following duties in addition to all of the Project Manager I requirements

  • Leads the proposal and estimating process by developing project estimates and establishing budgets using Accubid estimating software; prepares and submits comprehensive proposals
  • Reviews project proposals or plans to determine timelines, execution procedures, staffing needs, and resource allocation across all project phases
  • Develops detailed work plans for each project phase and coordinates the assignment of appropriate personnel
  • Oversees contract language development and negotiates terms and conditions with customers
  • Creates and maintains the schedule of values; collaborates with the project assistant to ensure timely and accurate billing
  • Manages the project lien process and thoroughly documents project deficiencies, including photos, notifications, and claims to safeguard Cochran’s legal rights

To perform the job of III Project Manager successfully, an individual should demonstrate the following duties in addition to all of the Project Manager I and II requirements.

  • Operates independently as a III Project Manager, identifying opportunities for repeat business, strengthening client relationships, and leading a team of Project Managers and Project Engineers
  • Develops comprehensive staffing plans for each project phase and coordinates recruitment of additional personnel as needed to support project execution

We are looking for someone with the following competencies:
  • Bachelor’s degree (B.A.) from an accredited four-year college or university, or 3 – 6 years of related experience and/or training, or an equivalent combination of education and experience
  • Proficient in reading, analyzing, and interpreting technical procedures, construction drawings, and specifications
  • Skilled in writing reports, business correspondence, and procedural manuals
  • Confident in presenting information and responding to questions from managers, clients, customers, and public groups
  • Experienced in interpreting instructions delivered in written, verbal, diagrammatic, or schedule formats
  • Proficient with Microsoft Office Suite, Smartsheet, Bluebeam, and various project management, estimating, financial, and labor tracking software
  • PM II may oversee PM I and all Project Engineer levels
  • PM III may oversee PM I, PM II, and all Project Engineer levels
  • PM II and above are expected to mentor and train their eventual replacements to promote growth within Cochran
  • Work environment includes occasional exposure to moving mechanical components and outdoor conditions; noise levels typically moderate but may vary
