Job Description
The Fire Suppression Project Manager is responsible for delivering fire protection scope on assigned projects from award through final acceptance and closeout. Working within the general contractor's overall schedule, the Project Manager coordinates design, submittals, permits, material lead times, field manpower, progress tracking, change management, and communication with the general contractor. Work must comply with applicable NFPA standards, project specifications, and Authority Having Jurisdiction (AHJ) requirements.
Essential Duties & Responsibilities
- Review the awarded subcontract scope, drawings, and specifications to define and communicate the deliverables included in our scope of work; identify scope gaps, exclusions, and out-of-scope work early and route them to management.
- Manage the design and submittal process - coordinate sprinkler shop drawings, hydraulic calculations, stock listings, and product data with the NICET-certified designer, and submit through the general contractor to the engineer of record and AHJ.
- Obtain fire protection permits and approvals; schedule and support rough-in, hydrostatic, trip, flow, and final acceptance testing with the fire marshal and inspecting authorities.
- Forecast the labor, material, and equipment required to complete the project and communicate manpower needs to the field superintendent and foremen.
- Track material and equipment lead times - particularly long-lead items such as fire pumps, backflow assemblies, and specialty valves - and provide the purchasing agent with the quantities, dates, and delivery sequence needed to keep the installation on schedule.
- Track project costs and installed labor hours against the awarded estimate, and report variances and cost impacts to management.
- Plan and manage our installation schedule within the general contractor's overall project schedule; attend coordination and progress meetings and keep our work sequenced with the other trades.
- Coordinate with the NICET-certified designer during layout and coordination to resolve conflicts with ductwork, piping, structure, and ceiling systems before fabrication.
- Identify, price, and submit change order requests for added or altered scope; track approval status and ensure no out-of-scope work proceeds without written authorization.
- Issue progress updates to management and the general contractor regarding schedule, manpower, material status, and open items.
- Ensure all work is installed in compliance with the applicable NFPA standards, project specifications, and state and local fire and building codes.
- Manage project closeout - punch list completion, as-built drawings, owner training, and turnover of O&M manuals and inspection, testing, and maintenance documentation.
- Address employee issues and concerns in accordance with company policies and procedures
Requirements
- Working knowledge of fire suppression systems in commercial construction - wet, dry, pre-action, deluge, standpipe, and fire pump systems - and of the applicable NFPA standards (13, 13R, 13D, 14, 20, 24, and 25).
- At least 2 years of project management experience, preferably with a specialty trade subcontractor.
- Comfortable reading and understanding architectural, structural, and MEP blueprints, sprinkler shop drawings, and hydraulic calculations.
- Familiarity with the AHJ permitting and inspection process and with acceptance testing requirements.
- Able to read and understand subcontract scope, exclusions, and general conditions well enough to manage our obligations and recognize when work falls outside them.
- Ability to schedule, sequence, and forecast field labor, and to track costs against an established estimate.
- Strong communication skills and the ability to build working relationships with general contractor project managers and superintendents.
- Strong leadership, management, and decision‑making skills.
- Proficient in working with Microsoft Office; comfortable learning the company's project management and construction management software.
- Contributes to and supports a positive, respectful, and collaborative team culture through professionalism, teamwork, open communication, and constructive interactions with colleagues.
