Bridgestone US seeks a Facilities Maintenance Project Manager to oversee maintenance operations across a large retail portfolio. This role requires strong project management skills, technical knowledge, and effective communication to ensure project completion within budget and scope. Job Category Engineering & Science Position Summary The Facilities Maintenance Project Manager will provide professional project management services to the retail stores coordinating all Facility Maintenance activity with key stakeholders including Operations Management, Finance and Real Estate. This position will execute at a high level of performance by managing national and regional vendors and driving project completion within timing, scope, and budgetary requirements. ResponsibilitiesManage building maintenance and improvement requests from store managers, area managers, region and division leadership for an assigned region(s). Communicate with all stakeholders on work progress and update Lucernex project management database with all project data.
Act as the primary Operations contact during natural disasters, responsible for assessment of damage and determining when a facility is safe to turn back over to operations
Collaborate with Asset Management, Construction, Environmental, and Legal on project execution as required
Responsible for Facility Project Management of a 400-location portfolio and 6M annual spend
Capital and Expense budget management of 7M annually
Review, understand, and challenge the scope and budgetary impact of outside vendor and contractor recommendations
Manage and train outside vendors and contractors to align with BSRO facility maintenance program protocol and requirements
BS, BA required, PMP Certification preferred
Minimum 7 years of experience in corporate real estate environment, with a high-volume, large portfolio national retailer demonstrating progressive responsibility within the real estate team.
Proven track record of influencing non-direct reports
In depth technical knowledge of major building components, specifically roofing systems, parking lots,
HVAC, overhead doors, electrical systems, plumbing and signage
Knowledge of basic ADA requirements and principles
The ability to prioritize and manage a high-volume workload
Experienced in contract management
The ability to read and comprehend lease documents
The ability to read and comprehend construction plans
Strong negotiation skills
Strong communication skills
Demonstrated ability to identify and implement process improvement to optimize efficiency and cost
reduction.
Ability to collaborate and operate cross-functionally in a retail store support center environment
Proficiency in Microsoft Word, Excel, PowerPoint, and Lucernex Required
Typically requires a minimum of 8 years of related experience with a Bachelor’s degree; or 6 years and a Master’s degree; or a PhD with 3 years experience; or equivalent experience.
