Job description

LMM is growing and looking for an experienced Project Manager/Estimator to help lead public-sector construction projects across Michigan.

This is a hands-on role for someone who enjoys being involved from preconstruction through project closeout—developing estimates and bid packages, coordinating subcontractors, managing schedules and budgets, and serving as a key point of contact for owners and project stakeholders.

You’ll work alongside LMM's in-house electrical, mechanical, and rigging/millwright teams, bringing together self-perform and subcontracted scopes to successfully deliver complex public-sector projects.

We’re looking for someone who understands construction, knows how to keep multiple moving pieces organized, and is comfortable taking ownership of projects in active, often occupied environments.

What You’ll Do
  • Develop and manage CM fee proposals, general conditions estimates and reimbursable cost budgets.
  • Solicit, distribute and level subcontractor bid packages to ensure complete and comparable scope coverage.
  • Coordinate with LMM’s self-perform estimators to integrate electrical, mechanical, and rigging/millwright scopes into overall project estimates, budgets and schedules.
  • Conduct site visits and pre-bid walks and develop clear scopes of work.
  • Participate in pre-bid meetings, respond to bidder questions and review project addenda.
  • Evaluate project estimates against available funding and recommend alternates, allowances, value-engineering opportunities and unit pricing.
  • Develop procurement plans consistent with public-agency requirements and drive subcontractor buyout through award. Project Manager - Public Sector…
Project Management & Execution
  • Serve as LMM’s day-to-day representative for project coordination, working closely with owners, subcontractors, design professionals, utilities and internal teams.
  • Manage subcontracts, submittals, RFIs, change proposals and pay applications.
  • Maintain project schedules across subcontractor and self-perform work, identify critical-path impacts and recommend recovery plans when needed.
  • Track project costs against budget and review subcontractor change orders for scope, quantity and pricing accuracy.
  • Coordinate project phasing to minimize disruption to occupied facilities, public access and site safety.
  • Coordinate permits, inspections and requirements with building departments, fire marshals, utilities and other regulatory agencies.
  • Lead and document project progress meetings and maintain organized, audit-ready documentation through project closeout. Project Manager - Public Sector…
What We’re Looking For
  • Experience managing construction projects involving multiple subcontractors, schedules, budgets and change orders.
  • Experience with public-sector, municipal, public works or educational construction projects strongly preferred.
  • Working knowledge of design-bid-build procurement, competitive public bidding and purchasing/RFQ processes.
  • Strong understanding of construction scheduling, budget control, subcontractor coordination and project documentation.
  • Ability to work collaboratively with internal estimating and field teams across multiple trades.
  • Strong written and verbal communication skills and confidence interacting directly with owners, design professionals, subcontractors and public agencies.
  • Proficiency with Microsoft Office and construction estimating/project management software; experience with Sage Construction Management, Assignar or similar platforms is a plus.
  • Bachelor’s degree in Construction Management, Civil Engineering or a related field preferred; equivalent construction experience will be considered.
  • OSHA 30 or equivalent safety credential preferred.
  • Valid driver’s license and ability to travel to project sites throughout Michigan as needed.
  • Flexibility to adjust your schedule around project needs and occupied-facility construction windows. Project Manager - Public Sector…
