Gosnaphop is seeking a Senior Project Manager for multifamily construction in Colorado Springs. This onsite role advances from preconstruction to full project ownership, focusing on budgets, schedules, and client relations.

The ideal candidate brings a strong combination of project management and preconstruction/estimating experience, with the ability to lead a major project without direct reports and to collaborate with leadership and clients throughout the lifecycle.

Responsibilities

• Lead projects from preconstruction through completion.

• Coordinate with superintendents, engineers, subcontractors, owners and stakeholders.
• Develop buyout plans and manage subcontractor procurement.
• Review bids, scopes and budgets and manage changes.
• Maintain project documentation, RFIs, drawings, and records.
• Lead owner relationships and project meetings.
• Ensure projects stay on schedule and within budget.
• Support safety and quality initiatives and identify process improvements.
• Mentor junior team members as needed.

Senior Project Manager – Multifamily Construction

Location: Colorado Springs, CO

Schedule: Monday–Friday, onsite at the project/job site

Comp: $125,000–$150,000 base salary, depending on experience

• 8% annual bonus

About the Opportunity

A growing construction company specializing in multifamily residential projects is seeking an experienced Senior Project Manager to join its team in Colorado Springs.

This is a hands-on opportunity for a seasoned construction professional who brings a strong combination of project management and preconstruction/estimating experience. The role will be involved in preconstruction for approximately six months before transitioning into full project ownership.

The Role

The Senior Project Manager will work closely with the Director of Preconstruction during the preconstruction phase, serving as a key client contact and helping guide the project toward construction.

Once construction begins, the Project Manager will take full ownership of the project, overseeing project execution, budget, schedule, subcontractors, client relationships, and overall project performance.

This is a senior-level, hands-on position with no direct reports, so the ideal candidate is comfortable independently managing a major project and being deeply involved in both the technical and business sides of construction.

Key Responsibilities

• Lead projects from preconstruction through completion.
• Partner closely with the Director of Preconstruction during the estimating and preconstruction phase.
• Serve as a key point of contact for clients throughout preconstruction and construction.
• Manage project budgets, schedules, contracts, and overall project execution.
• Coordinate with Superintendents, Project Engineers, subcontractors, owners, and other stakeholders.
• Develop project buyout plans and manage subcontractor procurement.
• Review subcontractor bids, scopes, and budgets.
• Manage project changes, including owner and subcontractor change orders.
• Monitor project costs and provide regular cost projections.li
• Maintain accurate project documentation, RFIs, drawings, and other construction records.
• Manage owner relationships and lead project meetings.
• Ensure projects remain on schedule and within budget.
• Support quality and safety initiatives throughout the project lifecycle.
• Help identify and implement process improvements.
• Mentor and develop junior project team members as needed.

What We\'re Looking For

• Proven experience as a Project Manager in multifamily construction.
• Strong preconstruction and estimating experience.
• Experience taking a project from estimating/preconstruction into construction execution.
• Experience independently managing large-scale construction projects; experience with projects around $40M is highly desirable.
• Strong understanding of project financials, scheduling, contracts, subcontractor management, and client relations.
• Ability to work independently in a hands-on environment.
• Strong communication and client-facing skills.
• Comfortable owning projects without a large team or direct reports.

Preferred Qualifications

• Procore experience.
• Bluebeam experience.
• Engineering or construction-related degree is helpful but not required.

This is a fully onsite Monday–Friday position based at the project/job site.
