Overview

The Project Manager I, Project Delivery (PM) will oversee aspects of the implementation of the Contract for a Delivery Project, or a portion of a IS Delivery Project. They are responsible for managing financial aspects of the Project, Subcontractors / Vendors and delivering a safe, quality outcome that meets or exceeds Bernhard’s commitments.

Responsibilities

Specific responsibilities include:

  1. Maintain a safe and secure work environment through active participation in site planning, Safety Plan review, JHA approvals, on-site tool box talks and conducting site walks with the Lead Construction Manager.
  2. Assist the Senior Project Manager and Construction Manager for all project scope to ensure code and project requirements are met.
  3. Understand the Project Budget and coordinate the management of the Contract delivery type – Guaranteed Maximum Price (GMP), Lump Sum, or Concession Agreement.
  4. Know and understand the requirements of the Contract, including bonds, insurance, notifications, schedules, reporting, costs and energy savings requirements.
  5. Oversee the set-up of the Project Job Management System (Procore) for all Change Management and Document Control procedures following Company SOPs.
  6. Negotiate and prepare vendor purchase orders and subcontracts in a timely manner to support the project schedule milestones.
  7. Participate in the Hand-off meeting from Development that establishes project goals, parameters and client expectations.
  8. Actively participate with the Project Superintendent in establishment of the site utilization plan with a focus on cleanliness, access control and overall safety of our employees, client personnel and public.
  9. Actively participate in the establishment of the Baseline Schedule for the project with a focus on all Energy Savings requirements and milestones.
  10. Prepare monthly project reports and cost reviews with project leadership utilizing current information from the Job Management and Accounting Platforms.
  11. Lead or participate in the establishment of the Project Schedule of Values to be utilized in the monthly payment application with the Client.
  12. Lead the implementation of the Project Specific Quality Assurance Plan.
  13. Lead the Change Management process on the project from RFI Affect Letters, Drawing Revisions, and Client Directives from issuance to resolution.
  14. Lead and document with Agendas and Meeting Minutes all regular project meetings with the Bernhard team, Vendors and Subcontractors, and Client.
  15. Manage and update the project schedule with accurate information. Communicate and manage issues with proactive mitigation plans, notifications and predictable outcomes.
  16. Identify and manage Risk Log items with project leadership.
  17. Build and maintain strong customer relations with subcontractors, vendors and Client, ensuring a predictable outcome in alignment with the Client and Bernhard’s energy goals.
  18. Participate in industry organizations and look for opportunities to be involved with the community to promote the company and its goals.
  19. Manage and develop all Assistant Project Managers.
Qualifications

Required Education, Experience, and Qualifications

  1. 4 Year Degree in Construction Management, applicable Engineering OR applicable field experience and 3+ years of experience.
  2. Effective presentation, verbal and written communication skills.
  3. Demonstrates emerging leadership skills and has the willingness to address challenges, resolve issues, and motivate others while maintaining relationships.
  4. Manages outcomes by being resourceful and maintaining focus on safety, financial performance and client expectations.
  5. Ability to multitask and willing to perform additional duties as necessary.

25-50% of time will be spent traveling to job site(s)/office location.

Physical/Work Environment Requirements

Physical Activities include:

  1. Climbing stairs.
  2. Ascending and descending ladders, stairs, scaffolding, ramps, poles.
  3. Remaining in a stationary position, often standing or sitting for prolonged periods.
  4. Repeating motions that may include the wrists, hands and/or fingers.
  5. Moving about to accomplish tasks or moving from one worksite to another.

Environmental Conditions include:

  1. Outdoor elements such as precipitation and wind.
  2. Noisy environment.
  3. Quiet environment.

Physical Demands include:

  1. Light work that includes adjusting and/or moving objects up to 20 pounds.
Pay Range

USD $96,250.00 - USD $128,480.00 /Yr.
