Job summary

Henderson Scott US partners with a respected family-owned general contractor in Houston to hire a Project Manager for commercial and public-sector projects ranging from $1M to $100M+. You will oversee planning, budgets, schedules, subcontractors, contracts, and closeout, coordinating with Owners, Architects, Engineers, and field teams.

The ideal candidate has 5+ years of PM experience in commercial construction, ground-up or renovation work, and familiarity with public-sector projects.

Qualifications

• 5+ years of commercial construction project management experience.
• Ground-up and/or renovation project experience.
• Experience with public-sector, aviation, municipal, healthcare, higher education or K-12 projects preferred.
• Strong budgeting, scheduling, cost controls, and contract administration.
• Proficient in Procore, Primavera P6, and MS Project.
• Ability to manage multiple stakeholders while maintaining schedules and financial objectives.
• Excellent communication, leadership, negotiation, and problem-solving skills.
• Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred.
• Experience managing projects in occupied, phased, or operational environments is desirable.

Responsibilities

• Lead all phases of project management from preconstruction through turnover.

• Ensure projects are delivered on time, within budget, and in accordance with contract requirements.

• Ensure safety, quality controls, and regulatory compliance.
• Oversee closeout activities including punch lists and owner training.

The Opportunity

Our client is seeking an experienced Project Manager to oversee the planning, execution, and successful delivery of commercial and public-sector construction projects ranging from $1M to $100M+ in value. This individual will serve as the primary point of contact for project stakeholders and will be responsible for managing budgets, schedules, subcontractors, contracts, and overall project performance from preconstruction through closeout.

Key Responsibilities

• Lead all phases of project management from preconstruction and procurement through project completion and turnover
• Develop and manage project budgets, schedules, forecasts, and financial reporting
• Ensure projects are delivered on time, within budget, and in accordance with contract requirements
• Coordinate with Owners, Architects, Engineers, Consultants, and field teams throughout the project lifecycle
• Manage subcontractor buyout, contract administration, and change order negotiations
• Review drawings, specifications, and project documents to identify risks and opportunities
• Partner closely with Superintendents to ensure field operations align with project goals and schedules
• Monitor project costs, productivity, and profitability while proactively addressing potential issues
• Lead OAC meetings, subcontractor meetings, and internal project team coordination efforts
• Maintain exceptional client relationships and provide regular project updates to stakeholders
• Ensure compliance with company safety standards, quality control measures, and regulatory requirements
• Oversee project closeout activities, including punch lists, commissioning, owner training, and final documentation

What They're Looking For

• 5+ years of experience in commercial construction project management
• Proven experience managing ground-up and/or renovation projects from inception through completion
• Experience with public-sector, aviation, municipal, healthcare, higher education, K-12, or other complex commercial projects is highly preferred
• Strong understanding of project budgeting, scheduling, cost controls, and contract administration
• Proficiency with construction management software such as Procore, Primavera P6, Microsoft Project, or similar platforms
• Ability to manage multiple stakeholders while maintaining project schedules and financial objectives
• Strong knowledge of subcontractor management, procurement, and change management processes
• Excellent communication, leadership, negotiation, and problem-solving skills
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
• Experience managing projects in occupied, phased, or operational environments is highly desirable
