Job Title: Project Manager, Closings and Conversions (AVP Level)

Reports to: Vice President and/or Principal

Location: Hoboken, NJ with hybrid options

Rockabill Consulting & Development is an affordable housing consulting and development company, primarily working with nonprofit organizations to preserve and build over 14,000 units of affordable & supportive housing since 2007.

Rockabill is expanding its consulting platform by seeking to hire a Project Manager, Closings and Conversions to work with us on a range of affordable and supportive housing projects for various nonprofit and developer clients. The right candidate must be a self-starter who is interested in overseeing project closings, requisitions, and conversions for affordable housing, supportive housing, and shelter projects financed with various State and City subsidy programs.

The essential functions of the position include, but are not limited to the following:

  • Support Vice President and/or Principal in managing complex closing processes for both new construction and preservation projects;
  • Coordinate lender, syndicator, and government agency due diligence processes;
  • Prepare settlement statements for closings, including invoice tracking, wiring documentation, and title agency coordination;
  • Coordinate neighbor access agreements with property owners, counsel, and contractors;
  • Oversee insurance procurement and coordination process for clients and partners for all projects in conjunction with clients’ insurance brokers and lenders’ consultants;
  • Prepare and submit monthly requisitions and change orders during construction in coordination with client/partners, contractors, architects, owners’ representatives, and lenders;
  • Liaise with client staff and third-party consultants and property managers to ensure compliance with project lease-up, subsidy certification, and Section 610 requirements in advance of loan conversion;
  • Track and gather necessary deliverables for equity pay-in benchmarks, permanent financing conversion, fee releases, and 8609;
  • Liaise with client staff and third-party consultants and expediters to ensure violations clearance in advance of project closing and/or completion as required;

Key Characteristics:

The successful applicant will have not only a demonstrable interest in, knowledge about, and passion for the mission-oriented field of supportive, transitional, and affordable housing in addition to the following:

  • 2+ years of work in the affordable housing industry or homeless services
  • Preference for Degree in Urban Planning, Public Policy, Real Estate, or Business
  • Demonstrate the ability to manage multiple, complex projects at various stages and coordinate with multiple internal and external parties to meet approval and closing deadlines
  • Ability to work collaboratively with co-workers and representatives from the nonprofit, corporate, philanthropic and public sectors, and demonstrate flexibility and poise in dealing with a diverse range of individuals and organizations
  • Capable of communicating effectively with a wide variety of partners, including but not limited to architects, attorneys, government officials, lenders, financing partners and vendors
  • Entrepreneurial spirit and ability to work independently on multiple tasks and projects, set priorities for a challenging workload, and be a positive, solution-oriented professional
  • Strong analytical and organizational skills; strong critical thinking skills
  • Must be comfortable using Microsoft Office software – specifically Power Point, Excel and Word at a high level of competence.

Compensation is competitive and will be based on relevant experience. Base salary will be in the range of$75,000-$90,000 to start, plus annual bonus. Rockabill offers a standard benefits package, including medical/dental insurance and 401K.
