Job description

At JH Kelly, we’re looking for a decisive, results‑driven Project Manager to join our Structures Operations team. Someone who thrives on leading complex construction projects, building high‑performing teams, and delivering exceptional outcomes for our clients. This is your opportunity to own the full project life cycle and make a lasting impact on landmark commercial and industrial projects.

About Us

Celebrating over a century of excellence, JH Kelly is a fourth‑generation, family‑owned construction powerhouse with a legacy of tackling complex commercial and heavy industrial projects. With offices in Vancouver, Longview, Seattle, Bellingham, WA, and Milwaukie, OR, we’re an industry leader fueled by an award‑winning team known for safety, quality, and a tight‑knit, dynamic culture. Curious about our story and impact? Check us out at https://www.jhkelly.com/

Who We’re Looking For

We want a proven leader who steps up, anticipates challenges, and drives projects to successful completion — on time, on budget, and beyond expectations. You’re the type who earns trust on the job site, communicates with clarity, and brings contagious energy to every phase of the project. If you live for the details while never losing sight of the big picture, and you’re ready to mentor the next generation of project talent while delivering consistent profit, this is your role.

What You’ll Do

As Project Manager, you’ll lead and manage complex construction projects from preconstruction through turnover, owning the entire life cycle with full accountability for schedule, budget, quality, safety, and client satisfaction.

Salary Range: $95,000 - $160,000 annually (DOE), FLSA exempt.

Here’s a deeper dive into what you’ll take on:
  • Run the full project life cycle: planning, budgeting, scheduling, procurement, fabrication, field installation, startup, and closeout.
  • Develop and maintain the baseline schedule using Critical Path Method (CPM) in MS Project or similar; proactively manage variances and recover when needed.
  • Create accurate cost forecasts, control project costs, and consistently deliver profits at or above bid margin.
  • Lead preconstruction efforts, virtual design & construction coordination, and fabrication workflows.
  • Direct, mentor, and develop Project Engineers, Field Engineers, Interns, and the broader project team.
  • Foster a collaborative, accountable, and high‑morale project culture across office, shop, and field personnel.
Client & Stakeholder Management
  • Build and maintain proactive, positive relationships with owners, architects, engineers, subcontractors, vendors, and internal departments.
  • Represent JH Kelly professionally in owner/architect/contractor meetings and negotiations.
  • Drive repeat business through exceptional delivery and client satisfaction.
Risk, Quality & Safety Leadership
  • Ensure rigorous adherence to JH Kelly safety and quality protocols — zero incidents is the only acceptable outcome.
  • Manage RFIs, submittals, change orders, procurement, and the work permit process with precision.
  • Perform field engineering, quantity take‑offs, and pricing for changes as required.
  • Set up and manage project budgets, billings, forecasting, and resource allocation.
  • Negotiate subcontractor agreements and change orders to protect margin and schedule.
What You Bring
  • Experience: Minimum 5+ years successfully managing the full life cycle of construction projects with proven profit growth and repeat client business.
  • Education: Bachelor’s degree in Civil, Architectural, Mechanical Engineering, Construction Management, or equivalent work experience.
  • Technical Skills: Expert in CPM scheduling (MS Project or P6 preferred). Fully proficient in Microsoft Office suite and Bluebeam; intermediate in Excel for forecasting and analysis. Strong ability to read drawings, isometrics, submittals, and shop drawings.
  • Leadership: Demonstrated ability to lead, mentor, and hold project teams accountable while maintaining outstanding relationships with craft labor and clients.
  • Mindset: Self‑starter, decisive, calm under pressure, and relentlessly focused on solutions and results.
  • Other: Valid driver’s license, clean driving record, and willingness to work overtime and ability to travel as required.
Physical Requirements

This role transitions frequently between office and active construction sites. You’ll need to sit for extended periods at a computer, stand/walk on uneven terrain for long periods, climb stairs, kneel/crouch/crawl in tight spaces, occasionally lift up to 40 lbs, and work outdoors in varying weather conditions while wearing required PPE (hard hat, safety glasses, steel‑toed boots, etc.). Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.

Benefits Package
  • Comprehensive Medical/Vision/Rx – Dental/Ortho Coverage: JH Kelly pays 87.5% of total premiums.
  • Paid Vacation and Holidays: Generous PTO model to support work‑life balance.
  • 401K: 50% company match on the first 6% of employee contributions.
  • Life Insurance, AD&D, STD & LTD: Paid 100% by JH Kelly.
  • Annual Performance Bonuses: Opportunity for additional compensation based on performance.
  • Profit Sharing: Participate in JH Kelly’s profit‑sharing program.
Why JH Kelly?

You’ll join a family‑oriented, fourth‑generation team where your leadership directly shapes iconic projects and careers. With projects throughout the Pacific Northwest and a culture that rewards ownership and excellence, this is your chance to grow into an even bigger role in one of the region’s most respected contractors.

How to Apply

Submit your resume and a brief cover letter telling us about a complex project you’ve successfully delivered — including how you protected or grew margin, kept the team firing on all cylinders, and turned the client into a repeat partner. We can’t wait to hear your story.
