Job summary

A construction management firm is seeking an experienced Project Manager 3 who will direct the construction of large, complex projects from inception to completion. Job description

A qualified candidate for the Project Manager 3 position will possess experience directing the construction of large complex projects or construction programs with multiple separate projects. The PM3 role is to direct, from inception to completion, the construction process for all programs and projects assigned. The PM3 will provide leadership from preliminary budgeting, through final design, permitting, construction, and program and project closeout on assigned programs and projects.

Essential Functions & Responsibilities
  • Provide energetic, accountable, and competent leadership for assigned projects.
  • Proactively control all aspects of the program or project; do not wait for anything.
  • Maintain a good relationship with the Owner, Architect, and all trade partners, ensuring none of these relationships interfere with overall success.
  • Be part of the negotiating team for the Owner Contract and coach and train subordinates accordingly.
  • Attend site visits, pre-bid meetings, walk-throughs, and coordination meetings to understand constructability.
  • Ensure PM1’s and PM2’s review plans and specifications to identify material and equipment needs and ensure compliance.
  • Review estimates with assigned project teams so they understand the budget and timeline.
  • Ensure PM1’s and PM2’s conduct pre-job meetings with Superintendents to review scope, manpower, sequencing, special requirements, and safety awareness.
  • Facilitate, host, and document all required meetings.
  • Coordinate and collaborate with Project Superintendents.
  • Assist project teams with developing a “game plan” and formal program and project schedules.
  • Determine equipment and manpower needs with the superintendent.
  • Properly set up projects in Procore.
  • Set up the budget in line with the overall “game plan” and ensure correct input into Sage.
  • Draft the Schedule of Values (SOV) for review and submission to Owner and Architect before first pay application.
  • Populate buyout log for all required subcontracts and material purchase orders.
  • Prioritize and order program/project buyouts.
  • Write and issue subcontracts and Major Purchase Orders (MPO).
  • Obtain all required permits.
  • Ensure Owner Contract is recorded before work commences.
  • Ensure material delivery log is correctly populated.
  • Ensure subcontract compliance with signed agreements and insurance requirements.
  • Perform monthly updates of the project schedule.
  • Prepare monthly pay applications and ensure timely submission per Contract.
  • Follow up on monthly payments to ensure timely receipt.
  • Ensure all assigned programs and employees comply with company policies and procedures.
  • Ensure adherence to all health and safety standards and report issues.
Supervisory Responsibilities
  • Oversee the daily workflow of all assigned programs and projects.
  • Ensure all team members understand their responsibilities and the required time frame.
  • Communicate performance goals clearly to all team levels.
  • Reinforce company culture and values consistently.
  • Ensure contract requirements are met immediately if missing.
  • Provide fair, constructive, and timely feedback on performance.
  • Participate in performance evaluations with the Director of Operations.
  • Offer assistance, guidance, and coaching support as needed.
Education, Experience, & Qualifications
  • Bachelor’s degree in construction or related field, with a minimum of 10 years of demonstrated experience in commercial construction project management.
  • Minimum of 5 years of P&L responsibility on major construction projects.
  • Proficiency in Microsoft Office, Procore, P6, Sage, Bluebeam, and other project management software.
  • Excellent attention to detail.
  • Strong written and verbal communication skills.
  • Thorough understanding of all 16 A/E divisions of construction.
  • Ability to read, interpret, and identify discrepancies in construction documents.
  • Ability to plan and schedule work with economics, safety, and budget in mind.
  • Proficient at multi-tasking and organizing activities to meet deadlines.
  • Understanding of technical construction industry requirements.
  • Knowledgeable of standard contracting procedures and practices.
  • Ability to manage programs and projects with the Director of Operations and Director of Field Operations.
  • Own a working vehicle with a valid Driver’s License.
Physical & Mental Demands
  • Frequently required to sit, stand, walk, use hands to grasp, handle, or feel, reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl.
  • Regularly lift and/or carry items weighing up to 50 pounds.
  • Regularly communicate information and ideas effectively, both verbally and in writing.
  • Requires vision abilities to observe details at close range and peripheral vision and depth perception.
  • Read, analyze, and interpret data (emails, memos, letters, etc.).
  • Maintain visual attention and mental concentration for significant periods of time.
Work Environment
  • Duties performed both at office and work sites; travel to sites using employee’s personal transportation.
  • Exposure to weather elements, airborne particles, dust, asphalt, moving mechanical parts, occasional chemicals, electrical shock, vibration, and loud noise.
  • Regular and predictable attendance required; workdays and hours coincide with job site/office hours, with evening and weekend work as needed.
  • Use of standard office equipment such as laptops and digital devices.
