Job summary

Manhattan Construction Company is seeking a Project Manager 2 to oversee project direction, completion, and financial outcomes for large-scale builds in Oklahoma. You will mentor on-site staff, manage cost controls, and lead client communications to deliver successful outcomes.

Ideal candidates hold a Construction Management or Engineering degree with 8+ years of project experience, including high-value projects and data center familiarity.

Qualifications

  • OSHA 30‑hour safety certification and First Aid/CPR training required.

  • Proficient in Microsoft Office and project documentation tools.

Responsibilities

  • Practices implementation of safety policies and project standards.
  • Manage Change Order negotiations with Subcontractors and Owners.
  • Serve as Client – Project Management point of contact.
  • Lead Pre-Con meetings and Project Execution Planning.
  • Oversee project closeout and final reporting.
  • Review pay apps, invoices, and ensure cost accuracy.
  • Prepare labor analyses and manage job costs.
  • Identify and proactively mitigate project risks.
  • Lead safety, risk, and multi-party coordination on site.

Position Summary

The Project Manager 2 manages the overall project direction, completion and financial outcome for assigned projects. Responsible for directing and mentoring on‑site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as strong communication and client service skills.

Major Duties & Responsibilities
  • Practices implementation of Operation Zero and all Manhattan safety policies.
  • All qualities and responsibilities of a Project Manager 1, plus:
  • Manages Conflict Resolution Process with Owners.
  • Manages Change Order Negotiations with Subcontractors.
  • Prepares and submits Change Order Requests and completes negotiations for changes.
  • Settles disputes and back changes.
  • Serves as Client – Project Management Point of Contact.
  • Develops and Leads Pre‑Con Meetings.
  • Responsible for Project Closeout.
  • Reviews and approves subcontractor and vendor pay applications, invoices, and payables for accuracy.
  • Prepares Labor Analysis and labor projections and manages job costs.
  • Manages the process of preparation of the Project Execution Plan.
  • Manages preparation and issuance of Subcontractor Information/Welcome Package and Lead Owner/Architect Meetings.
  • Assigns Project Team Responsibilities.
  • Organizes and Leads Trade Contractor Meetings.
  • Leads Owner/Architect/Contractor Meetings.
  • Manages process of Master Schedule and oversees Updates.
  • Prepares Final PSR and presents the report in a Project Close‑Out meeting.
  • Leads Project Execution Planning Process.
  • Identifies and manages risk proactively to mitigate Project Risk.
  • Leads Safety Management Teams on Projects.
  • Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.
  • Other duties as assigned.
Job Skills & Abilities Guidelines
  • Has completed OSHA 30‑Hour Safety Certification and First Aid & CPR Training and Certification.
  • Effective Communicator.
  • Computer knowledge and efficiency, including Microsoft Office products.
  • Proven experience in Manhattan document control and schedule software.
  • Thorough understanding of the industry.
  • Strong written and verbal communication skills.
  • Good math/accounting skills.

Minimum Qualifications
  • Bachelor's Degree in Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one‑to‑one basis.
  • 8 years of industry experience.
  • Proven ability to manage projects in excess of $25 million.
  • Data Center project experience a plus.
Working Conditions and Physical Efforts
  • You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
  • Ability to physically stand, bend, sit for long periods, and squat throughout the day.
  • Ability to repeat the same movements.
  • Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
  • Ability to compose, send, and reply to emails and written correspondence.
  • Must be able to lift, pull, or move up to 50 pounds at a time.
  • Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).
  • Exposure to characteristic construction site hazards.
