Job Summary
Position is responsible for coordinating all phases of institutional projects, both new work and renovation of existing facilities, grounds and related infrastructure. Requires coordination with various University departments and committees, the Ohio Facilities Construction Commission, other State agencies, Associate Architects, Landscape Architects, Consulting Engineers and construction firms.
Essential Duties
- Overall project management responsibilities for assigned projects of various sizes and types from initiation through project closeout, focusing on multiple smaller interior and exterior projects.
- Initial planning and scope of work determination.
- Cost estimate reviews, competitive bidding, contractor negotiations, cost control and work inspections.
- Scheduling and work coordination, move planning and management.
- Project close‑out and post‑occupancy follow‑up.
- Coordination with department representatives and review of documents for compliance with University Standards and the PFD’s Project Manager’s Manual.
- Meet with departments to determine needs and project feasibility.
- Develop accurate scope of work including carpentry, electrical, HVAC, plumbing, fire alarm, building automation, interior design, systems furniture, landscape and hardscape restoration.
- Oversee job costs, change orders, prepare status reports, review payment requests, control payment by valuation of completed work.
- Work with university procurement office to procure consultants, contractors, vendors through the appropriate selection/bidding process.
- Oversee project schedule from initiation through user move‑in and project closeout.
- Coordinate between various trades, suppliers, and end users to ensure timely and proper completion of project.
- Inspect contractor work, ensure compliance, ensure submission of accurate record drawings and operations and maintenance manuals, conduct post‑occupancy interviews.
- Interview and assist with selection of design professionals and oversee design work through all stages.
- Support divisional LEAN continuous improvement, sustainability initiatives, customer service philosophy, and productivity expectations with a focus on effective and efficient space planning.
Qualifications
- Minimum of five years of experience as a full‑time construction project manager for an owner, construction company or architect/engineering firm; or a Bachelor’s degree in construction, architecture, or engineering plus a minimum of three years full‑time relevant experience.
- Computer proficiency with MS Project or similar CPM scheduling.
- Experience with project management software (eBuilder, Procore, OAKS CI).
- Experience with drafting software (Bluebeam, AutoCAD).
- Understanding of common commercial and institutional construction techniques, building codes, and skilled‑trade work.
- Ability to read, interpret and understand drawings, specifications, design details and technical submittals.
- Strong organization skills and attention to detail with ability to maintain complete records of construction activities and costs.
- Ability to handle multiple tasks and projects simultaneously and prioritize decisions in the best interest of the University.
- Competency with online communication tools (email, texting, virtual meetings) and computer proficiency with word processing and spreadsheets.
