Job summary

O’Brien Construction Company, Inc. is seeking a Project Manager to lead project teams from estimating through close-out for a ground-up project in Bettendorf, IA with future work across Iowa.

The role emphasizes schedule control, budget oversight, and technical direction to ensure quality and regulatory compliance. Responsibilities include coordinating with owners, clients, and design professionals, maintaining plans and contracts, and driving safety, cost control, and timely progression of

Qualifications

  • High school required; Bachelor's Degree in Construction Management, Engineering or related field preferred.
  • Minimum five (5) years of experience and knowledge of construction activities (scheduling, cost control, project accounting, logistics, management).
  • Creative and results-oriented, with a strong sense of urgency and self motivation.
  • Excellent problem-solving skills, with an adaptable and flexible working style.

Responsibilities

  • Maintaining an in depth and thorough knowledge of project plans, specs, requirements and contracts.
  • Managing the project schedule to ensure progress toward milestones.
  • Acting as primary contact and company representative for Owners, clients, and owners reps.
  • Ensuring safe work practices and compliance with federal and state safety rules.
  • Reviewing subcontractor proposals and awarding work based on quality and cost.
  • Ensuring subcontractor performance and contract compliance.
  • Communicating with architects, engineers and required professionals.
  • Reviewing progress reports and Look Ahead reports weekly.
  • Communicating with PMs and PEs on issues and progress.
  • Expanding knowledge of industry best practices and innovation.
  • Solving problems using available knowledge and resources.
  • Upholding the Company's integrity and ethics for the team.
  • All Other Duties as Assigned.

About the Role:

O’Brien Construction Company, Inc. Project Managers lead Project Teams in the successful completion of construction projects, from Estimating through final completion and close-out. Project Managers are responsible for the overall performance of the project, including the financial control, budgeting, and schedule while providing technical direction and ensuring compliance with quality standards and applicable laws and regulations. This role will lead an upcoming ground-up project in Bettendorf, IA with additional work to follow across the state of Iowa.

Responsibilities:
  • Maintaining an in depth and thorough knowledge of the project plans, specifications, requirements and contracts
  • Implementing and managing the project schedule, to ensure adequate progress towards key milestones
  • Acting as primary point of contact and Company representative for the Owners, clients, and owners reps
  • Ensuring safe work practices, compliance with all Federal and State safety rules and managing safety risk at all levels
  • Reviewing subcontractor proposals and awarding work on the basis of quality, cost, and other factors
  • Ensuring subcontractor performance and compliance with contracts
  • Communicating with the architects, engineers, and other required professionals
  • Reviewing progress reports and “Look Ahead” reports on a weekly basis
  • Communicating with the PM’s and PE’s on current and potential issues and progress
  • Continually expanding knowledge and use of industry best practices and innovation
  • Solving problems, as they arise, by using available knowledge and resources
  • Communicating and upholding the Company’s commitment to Integrity and Code of Ethics, as well as ensuring the same for the entire team
  • All Other Duties as Assigned
