Project Manager – Commercial General Contractor (Life Science)
Location: San Francisco Bay Area (job sites in the Peninsula and East Bay; office in the South Bay)
Compensation: Competitive base salary + twice-yearly bonus + company vehicle
About the Company
Our client is a well-established, financially stable commercial general contractor that has served the Bay Area for over 20 years. Their focus is life science, along with ground-up commercial/industrial, tenant improvement, and seismic/structural work. They do not self-perform; all trade work is subcontracted, so their PMs are true managers of the project.
They've grown deliberately and are hiring because substantial new projects are in the pipeline, including GMP manufacturing work. Leadership stays closely involved with project teams and gives people room to grow. You'll get broader responsibility and exposure here than you would at a larger GC, without the corporate bureaucracy.
The Opportunity
This Project Manager will run projects from preconstruction through move-in and closeout, working closely with Superintendents and reporting directly to the leadership team.
Key Responsibilities
- Prepare proposals, estimates, and detailed quantity takeoffs; maintain a solid understanding of current unit costs
- Prepare bid instructions, run job walks with clients and subcontractors, and lead subcontractor buyout and selection
- Issue the prime contract and prepare owner change orders on time
- Manage subcontracts, subcontractor change orders, purchase orders, submittals, and RFIs
- Lead weekly owner/contractor meetings and distribute meeting minutes
- Manage the project schedule weekly, spotting issues early and keeping the project on track
- Prepare monthly owner billings and review and approve job invoices
- Support Superintendents and promote a safe job site in line with Cal-OSHA requirements
- Manage project closeout, including the punch list and closeout package
Qualifications
- 5+ years as a Project Engineer/Project Manager with a commercial general contractor (GC experience required)
- Life science, lab, tenant improvement, or ground-up commercial experience strongly preferred
- Track record of successful projects and high client satisfaction
- Strong knowledge of AIA documents
- Proficient in Procore, Bluebeam, GCPay, Microsoft Project, Excel, Word, and Outlook; Sage 100 Contractor a plus
- Able to read plans, manage subcontractors, and build and maintain a schedule
- Able to manage multiple projects at once with strong follow-up and accuracy
- Excellent written and verbal communication skills
- Must currently live and work in the Bay Area
- Valid California driver's license with a clean DMV record
Work Schedule
- In the office every Monday; the rest of the week is split between the office and job-site trailers
- Projects are mainly in the Peninsula and East Bay
