Our portfolio includes ground-up developments and tenant improvements across diverse commercial sectors. We work closely with property owners, architects, engineers, and subcontractors to bring visions to life—on time, on budget, and above expectations.

Position Overview
The Project Manager is responsible for the overall planning, execution, financial performance, and successful delivery of commercial construction projects from preconstruction through closeout. This role serves as the primary point of contact between Forge, project owners, architects, engineers, subcontractors, and vendors, ensuring projects are completed safely, on schedule, within budget, and in accordance with company quality standards.

Project Planning & Preconstruction
  • Participate in project turnover and preconstruction meetings with estimating and operations teams.
  • Develop project budgets, schedules of values, procurement plans, and project execution strategies.
  • Develop project buyout schedules and lead subcontractor procurement efforts.
  • Solicit, evaluate, and negotiate subcontractor proposals and scopes of work.
  • Prepare, negotiate, and execute subcontract agreements.
  • Identify project risks and develop mitigation plans before construction begins.
Project Execution & Client Management
  • Manage commercial construction projects from mobilization through final completion and closeout.
  • Develop and maintain project schedules in collaboration with Superintendents and project stakeholders.
  • Conduct and lead Owner-Architect-Contractor (OAC) meetings.
  • Manage project documentation, RFIs, submittals, change orders, schedules, and contract administration throughout the project lifecycle.
  • Communicate effectively with owners, architects, consultants, vendors, and subcontractors throughout the life of the project.
  • Proactively identify and resolve project challenges that may impact schedule, budget, quality, or client satisfaction.
  • Maintain accountability for project budgets, cost control, forecasting, profitability, and overall financial performance throughout the project lifecycle.
  • Track committed costs and maintain accurate job cost reporting.
  • Prepare and submit monthly owner pay applications.
  • Review and approve subcontractor pay applications and vendor invoices.
  • Prepare, price, negotiate, and process owner and subcontract change orders.
  • Prepare monthly project forecasts and profitability projections.
Field Leadership & Coordination
  • Partner closely with Superintendents to ensure work is executed safely, efficiently, and in accordance with project plans.
  • Lead project teams through proactive communication, decision-making, and accountability to achieve project objectives.
  • Conduct regular jobsite visits to monitor progress, quality, safety, and client satisfaction.
  • Support procurement activities and collaborate with field teams and vendors to ensure long-lead materials and equipment are delivered in support of project schedules.
Project Closeout
  • Manage punch list completion and turnover activities.
  • Coordinate closeout documentation including warranties, operation manuals, training requirements, and as-built drawings.
  • Ensure all contractual obligations are satisfied prior to final completion.
Qualifications
  • Bachelor's degree in Construction Management, Civil Engineering, Business, or a related field preferred; equivalent construction management experience will be considered.
  • 5+ years of project management experience in commercial construction.
  • Experience successfully managing ground-up developments, renovations, and tenant improvement projects from preconstruction through closeout.
  • Strong understanding of commercial construction methods, scheduling, subcontractor management, budgeting, forecasting, procurement, and cost control.
  • Experience negotiating subcontract agreements, managing buyouts, and administering construction contracts.
  • Proficiency in Procore required; experience with Bluebeam, Microsoft Project, Sage 300 CRE, or similar software preferred.
  • Knowledge of RFIs, submittals, pay applications, change orders, permitting, building codes, and OSHA safety requirements.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Strong leadership, communication, organizational, negotiation, and problem‑solving skills.
  • OSHA 30 certification preferred or ability to obtain upon hire.
  • Valid driver's license and ability to travel between active project sites within the assigned market.
