Qualifications

Job Title: Project Manager – Interior Commercial Construction

This role oversees interior fit-out and renovation projects within commercial construction, managing large builds from planning through completion. The Project Manager leads all aspects of project coordination, including scheduling, subcontractor oversight, pricing and estimating, and change management, while ensuring projects meet quality, budget, and timeline expectations. This position offers a strong opportunity for a construction professional who wants to grow into a mentorship-focused role and help guide others in the field.

Responsibilities

• Manage interior fit-out and commercial construction projects from pre-construction through closeout, with a focus on large-scale builds.
• Develop, maintain, and update detailed project schedules, ensuring all milestones and critical path activities remain on track.
• Review and interpret construction drawings and plans, clarifying scope and sequencing to ensure accurate execution in the field.
• Coordinate all phases of interior work, including interior framing, drywall, lighting, HVAC, plumbing, electrical, and related mechanical systems.
• Plan and oversee the phasing of interior construction when materials or components, such as ceiling tiles, are delayed, ensuring work continues efficiently and safely.
• Lead day-to-day project coordination with general contractors, subcontractors, and third-party vendors to align work activities and resolve issues.
• Negotiate subcontractor pricing and proposals, ensuring competitive and accurate estimates for labor, materials, and services.
• Prepare, review, and manage project estimates and budgets, monitoring costs and addressing variances as needed.
• Administer and track change orders, ensuring all scope changes are documented, priced, approved, and integrated into the project schedule and budget.
• Use construction management tools, including Procore, to document project progress, manage RFIs, submittals, and track project documentation.
• Oversee on-site quality control to ensure workmanship meets project specifications, design intent, and client expectations.
• Communicate regularly with clients and stakeholders, providing project updates, addressing concerns, and maintaining strong relationships.
• Collaborate with engineering, design, and construction management teams to resolve technical issues and maintain constructability.
• Ensure compliance with safety standards and site protocols, promoting a safe working environment for all personnel.
• Provide guidance and informal mentorship to team members, supporting their development in construction management and project coordination.

Essential Skills

• 5–10 years of experience in commercial construction, with a strong focus on interior fit-outs and interior construction.
• Proven experience working for or with general contractors on commercial interior projects.
• Hands‑on experience managing large builds and complex interior renovation projects.
• Ability to read and interpret construction plans, drawings, and specifications.
• Experience setting up and maintaining project schedules for construction projects.
• Strong knowledge of interior framing, drywall installation, and overall interior construction methods.
• Understanding of lighting, HVAC, plumbing, electrical, and mechanical systems as they relate to interior construction.
• Demonstrated experience working with subcontractors, including coordination, oversight, and performance management.
• Experience negotiating pricing with subcontractors and vendors and contributing to project estimating.
• Proficiency in preparing or supporting construction estimates and budget development.
• Experience managing change orders, including documentation, pricing, and approvals.
• Construction project management experience, including project coordination and construction management responsibilities.
• Familiarity with Procore or similar construction management software.
• Strong organizational skills with the ability to manage multiple tasks and deadlines in a fast‑paced environment.
• Effective communication skills for interacting with clients, subcontractors, vendors, and internal teams.

Additional Skills & Qualifications

• Experience in engineering, construction management, or a related field is highly beneficial.
• Experience working on interior fit-outs for commercial clients such as retail, hospitality, or corporate spaces.
• Exposure to design coordination, including working with design teams to align drawings with field conditions.
• Understanding of how to phase interior work when materials or components are delayed, maintaining progress and minimizing disruptions.
• Experience working with third‑party vendors to procure materials, fixtures, and equipment.
• Interest in taking on a mentorship role and supporting the growth and development of less experienced team members.
• Strong attention to detail and commitment to delivering projects on time and within budget.
• Comfort working in a client‑facing capacity, representing the project team professionally on active job sites.

Work Environment

This role is primarily site‑based, working directly on active commercial construction projects for well‑known brands in environments such as automotive, retail, and coffeehouse locations. The Project Manager spends significant time on job sites, coordinating with clients, subcontractors, and vendors to ensure work progresses safely and efficiently. The work environment involves collaboration with general contractors and construction teams, using tools such as Procore and other construction management technologies to track progress and documentation. Project schedules and hours may vary based on construction activities and client needs, and the role requires regular presence on‑site to oversee interior fit‑outs, framing, drywall, mechanical, electrical, and plumbing work. Attire is typically professional fieldwear appropriate for construction sites, including any required safety gear in accordance with site safety standards.

Job Type & Location

This is a Contract to Hire position based out of Delran, NJ.

Pay And Benefits

The pay range for this position is $40.00 - $115.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job‑related factors.
