Job description

Project Manager – Physical Security Integration & Fire Alarm
Position Summary

The Project Manager is responsible for the successful execution of complex physical security, low-voltage, and fire alarm projects from project turnover and kickoff through installation, commissioning, customer acceptance, and final closeout.

This position requires a strong combination of project management, financial ownership, construction coordination, and technical knowledge of integrated security and life-safety systems. The Project Manager serves as the primary point of coordination between the customer, general contractor, engineering, field operations, subcontractors, vendors, AHJs, and internal leadership.

The role is accountable for delivering projects safely, on schedule, within scope, and within established financial targets.

Responsibilities:

Key Responsibilities
Project Execution

Manage projects from sales/operations turnover through final closeout.

Develop and maintain project schedules, milestones, manpower requirements, procurement activities, and commissioning plans.

Coordinate engineering, procurement, technicians, subcontractors, vendors, and commissioning resources.

Maintain project documentation including RFIs, submittals, permits, change orders, correspondence, inspection records, as-builts, and closeout packages.

Identify schedule constraints, material issues, design conflicts, and site conditions early and develop mitigation plans.

Lead project kickoff meetings, construction meetings, customer status meetings, and internal project reviews.

These responsibilities align closely with your existing MCT Roles_and_Responsibilities_v2_rf, which places responsibility for scheduling, procurement, field coordination, commissioning, financial performance, risk mitigation, and closeout directly with the PM.

Physical Security Integration

Manage integrated physical security projects involving:

Access control systems
Intercom and communications systems
Supporting network and low-voltage infrastructure

Coordinate system installation, programming, testing, integration, commissioning, and customer acceptance.

Work closely with engineering and technical resources to resolve system-design and field-integration issues.

Understand Division 28 project requirements and the interaction between security systems, network infrastructure, electrical systems, and other building systems.

Your internal MCT PM role specifically calls for a strong understanding of Division 28 systems, including CCTV, access control, and life-safety systems.

Manage commercial fire alarm and life-safety projects through installation, testing, inspection, certification, and turnover.

Coordinate permitting and required inspections with the appropriate authorities.

Manage fire alarm documentation, submittals, RFIs, drawings, testing requirements, deficiencies, and closeout records.

Coordinate technicians, subcontractors, electrical contractors, engineering resources, and customer representatives.

Ensure work is performed in accordance with applicable project requirements, codes, standards, permits, and AHJ requirements.

This technical emphasis is consistent with PM profiles previously considered for your organization, which included experience managing fire alarm, CCTV, access control, permits, inspections, RFIs, commissioning, documentation, compliance, and field resources.

Own the financial performance of assigned projects.

Manage project budgets, labor performance, material expenditures, subcontractor costs, billing milestones, forecasts, and projected margin.

Review job-cost performance regularly and identify financial exposure early.

Maintain accurate cost-to-complete and project forecasts throughout the project lifecycle.

Identify scope gaps and out-of-scope work before execution.

Develop, document, and manage change orders.

Protect project profitability through disciplined scope and contract management.

Your established Senior PM responsibilities explicitly assign ownership of project budgets, labor performance, material expenditures, profitability, forecasting, billing milestones, and change management to the PM.

Field & Resource Management

Develop manpower plans aligned with the project schedule.

Coordinate technicians, supervisors, subcontractors, and specialty resources.

Monitor labor utilization and productivity against project budgets.

Coordinate material requirements and ensure equipment is available to support scheduled installation.

Maintain regular communication with field leadership regarding priorities, constraints, workmanship, and schedule performance.

Your MCT documentation specifically calls for PMs to develop labor/manpower plans and coordinate technicians, supervisors, subcontractors, and vendors.

Serve as the primary customer contact for assigned projects.

Maintain clear communication regarding scope, schedule, budget, risks, dependencies, and outstanding decisions.

Coordinate with customers, general contractors, electrical contractors, consultants, AHJs, vendors, and other trades.

Drive resolution of project issues before they impact schedule or financial performance.

Escalate significant contractual, financial, technical, or customer risks when necessary.

Minimum Qualifications

5+ years of project management experience within physical security integration, fire alarm, low-voltage systems, electrical construction, or a closely related construction environment.

Demonstrated experience managing projects involving access control, CCTV/video surveillance, fire alarm/life safety, and integrated low-voltage systems.

Experience managing project budgets, forecasting, labor, procurement, schedules, subcontractors, and change orders.

Working knowledge of construction documentation including drawings, specifications, submittals, RFIs, BOMs, SOWs, permits, change orders, and closeout documentation.

Experience coordinating testing, inspections, commissioning, and customer turnover.

Strong understanding of construction‑site operations and interaction with general contractors and other trades.

Ability to manage multiple projects simultaneously in a fast‑paced environment.

Strong customer communication, leadership, organization, and problem‑solving skills.

The five‑year threshold and security/fire/construction background match the qualifications already defined in MCT Project MGR Role 1.

Preferred Qualifications

PMP or equivalent project management credential.

NICET certification or relevant fire alarm/life‑safety training.

OSHA 30 or comparable construction safety training.

Manufacturer certifications covering relevant fire alarm, access control, CCTV, or integrated security platforms.

Experience with Microsoft Project, Smartsheet, Excel, or comparable project‑control tools.

Your prior candidate searches have specifically valued PMP, NICET, OSHA 30, fire/security credentials, Microsoft Project, and experience across platforms such as Notifier, EST, Avigilon, Bosch, Honeywell, and Silent Knight.
