Job summary

The Fordy Group, partnering with a leading commercial general contractor, is recruiting an experienced Project Manager for their Pendleton, Oregon division. This role leads project risk management, planning, budgeting, and coordination with superintendents, subcontractors, and clients to ensure safety, quality, schedule, and cost targets are met.

Job description

The Fordy Group has partnered with a leading commercial general contractor to recruit an experienced Project Manager for their Pendleton, Oregon division.

Our client is one of the Pacific Northwest's most respected commercial builders, delivering high-quality projects that strengthen and enrich the communities they serve. Their portfolio spans education, public sector, hospitality, civic, healthcare, and specialty commercial projects. The Project Manager is a critical member of the project team, responsible for complete project risk management, proactive planning, contracting, and overall management of one or multiple construction projects. This individual will take ownership of project delivery while partnering with superintendents, field teams, subcontractors, and clients to ensure quality, safety, schedule, and budget objectives are achieved.

Essential Duties & Responsibilities

The successful candidate will:

  • Manage project risk, finances, contracts (owner and subcontractor), schedules, documentation, change orders, stakeholder communications, owner-architect-contractor (OAC) meetings, and permitting processes.
  • Partner with Superintendents and project teams to develop master schedules, coordinate project startup and logistics planning, manage procurement activities, negotiate subcontractor and supplier agreements, and oversee project execution.
  • Ensure compliance with safety, quality, contractual, and regulatory requirements throughout the project lifecycle.
  • Prepare and manage submittals, RFIs, change orders, and project documentation.
  • Demonstrate a strong understanding of construction law, public works requirements, prevailing wage regulations, payroll reporting, building codes, and industry best practices.
  • Manage projects delivered under Lump Sum, CM/GC, Design-Build, and other alternative delivery methods.
  • Lead bid package development, estimating efforts, and preconstruction services.
  • Conduct constructability reviews, value engineering exercises, lifecycle cost analysis, and site investigations.
  • Oversee project closeout activities, including O&M manuals, warranties, as-built drawings, record documents, and completion certificates.
  • Develop Guaranteed Maximum Price (GMP) amendments and supporting documentation where applicable.
  • Create and manage project budgets, forecasts, and reporting for executive leadership and accounting teams.
  • Track labor productivity and assist with workforce forecasting and resource planning.
  • Build and maintain strong relationships with owners, architects, consultants, subcontractors, and project stakeholders.
  • Generate and track owner billings, review subcontractor and supplier invoices, and ensure compliance with insurance, lien waiver, and certified payroll requirements.
  • Maintain change management logs and negotiate project changes with owners and trade partners.
Requirements
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.
  • 5-10 years of commercial construction project management experience.
  • Strong knowledge of commercial construction practices, project controls, contract administration, and risk management.
  • Proficiency with Microsoft Office Suite, Microsoft Project and/or Primavera P6, Bluebeam, Procore, Sage, and presentation software.
  • Ability and willingness to travel throughout the region as required by project assignments.
  • Excellent organizational, time management, and multitasking skills.
  • Strong attention to detail and ability to manage competing priorities.
  • Client-focused mindset with excellent communication and relationship-building abilities.
  • Valid driver's license with an insurable driving record.
