Job summary

The Hills by Discovery Land Company in the Hamptons seeks a Project Manager to oversee multiple residential and amenity projects from inception to owner completion. You will manage budgets, schedules, QA/QC, and safety while coordinating with designers, architects, and the general contractor.

Strong experience in luxury residential construction is preferred. Procore, Smartsheets, and MS Office proficiency are essential; excellent communication and leadership are required for member interactions

Qualifications

  • Bachelor’s degree preferred or equivalent.
  • 8+ years of applicable work experience.
  • Construction Management certification preferred.
  • Procore certification preferred.
  • Luxury residential construction experience preferred.

Job description

Join the Discovery family, where quality and service are at the heart of everything we do! The Hills is seeking a Project Manager to join the Development and Construction Department. The purpose of the Project Manager is to manage multiple residential or amenity projects to ensure each project meets the standards of Discovery Land Co, the project development entity (The Hills), and owner expectations by providing superior oversight in budget, schedule, and quality adherence from the beginning of a project through owner completion. In this role, you will be part of creating the Discovery Land Company experience for our members and fellow employees.

Key Responsibilities
  • Assure Customer Satisfaction and the Member Experience.
  • Primary Contact for Members, Members Representatives, Designers, and Architects and General Contractor
  • Create an environment of Professionalism, Respect, Timeliness, and Accountability among the project team.
  • Clear, professional communication with all stake holders including owners, oprations, residential services, general contractor and trades.
  • Oversee Bi-Weekly Reports in Standard Company Formats
  • Coordinate with the Architect, Landscape Architect, Interior Designer, and other Consultants.
  • Interface with the General Contractor in managing project schedule and budgets.
  • Managing Project Budgets
  • Complete Budget Snapshots Monthly Cost Coding - All costs must be coded to the appropriate budgets.
  • Complete Bid Comparisons for review prior to Issuing Subcontracts and Purchase Orders
  • Support Superintendents and On-Site Construction Activities
  • Weekly Owner, Architect, Contractor (ORC) Conference Calls using Microsoft Teams or other video platform
  • Maintain cleanliness and a physical presence consistent with that of a Discovery Land Co staff member.
  • Monitor site safety and issue safety observations.
  • Ongoing support of Community Development Initiatives to ensure coordination of efforts with Operations and Sales within the Community
  • Responsible for overall Project success by managing budgets, buyouts with subcontractors and suppliers, schedules, QA/QC, punch list and turn over.
  • Highly skilled in Procore.
  • Competency in Smartsheets, MS Office, Webex/Zoom, Bluebeam.
  • Setting expectations with the Member and the member’s team.
  • Constantly review, drive, and manage site cleanliness, jobsite material management, laydown yards, and traffic flow through the club and project.
Qualifications
  • Bachelor’s degree in field applicable to position preferred.
  • Minimum 8+ years applicable work experience to position required.
  • Construction Management certification, or equivalent experience will be given preference.
  • Procore certification preferred.
  • Strong preference to candidates with luxury residential construction experience; commercial experience and process management also preferred.
  • Competency with Microsoft Suite: Word, Excel, Publisher, Project, Vizio.
  • Ability to work with a diverse staff.
  • Ability to listen to and respond to specific requests during training sessions.
  • Ability to meet one-on-one or in small groups to provide ongoing training and skill competency assessments.
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Must be familiar with the phases of horizontal and vertical construction, especially residential.
  • Must be familiar with CSI cost-code divisions.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Ability to conform to shifting priorities, demands and timelines.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required to most effectively meet project needs.
  • Must conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.

  • Ability to work a flexible schedule, including evenings, weekends, and holidays, and a shift greater than eight (8) hours in length.
  • Problem solving and initiative are a core responsibility for this role.
