Job summary

Howard Building Corporation is seeking a Project Manager in Los Angeles to lead tenant improvements from preconstruction through turnover. You’ll work with clients, architects, and subcontractors while guiding budgets, schedules, and documentation to successful completion.

The role emphasizes financial management, team leadership, and proactive problem solving in a fast-paced commercial interiors environment.

Qualifications

  • 5+ years of commercial construction experience.
  • Commercial GC experience required.
  • Tenant improvement, commercial interiors, renovation, or occupied-space experience preferred.
  • Strong financial, estimating, scheduling, and contract-management skills.
  • A communicator who can interface with clients and subcontractors.
  • Organized enough to manage details but see the big picture.
  • Experience with Procore, Bluebeam, Microsoft 365, and scheduling/PM tools.
  • Degree in CM/Engineering/Architecture or related field preferred; equivalent experience counts.

Responsibilities

  • Manage project budgets, estimating, buyout, forecasting, billings, and cost control.
  • Handle subcontracts, procurement, RFIs, submittals, change management, and documentation.
  • Coordinate schedules with the superintendent and project team.
  • Maintain relationships with clients, architects, consultants, landlords, and subcontractors.
  • Lead preconstruction, constructability reviews, value engineering, and project planning.
  • Identify project risks and solve problems.
  • Oversee punch, closeout, warranty follow-up, and financial completion.
  • Mentor and develop APMs, project engineers, and team members.

Job description

We’re looking for a Project Manager who enjoys fast-paced commercial interiors, strong teams, great clients, and the occasional construction problem that needs to be solved before lunch.

You’ll lead tenant improvement projects from preconstruction through turnover and closeout, working closely with clients, architects, superintendents, subcontractors, and your internal project team. The job is equal parts planning, financial management, communication, leadership, and figuring things out when construction decides not to follow the plan.

What You’ll Own
  • Project budgets, estimating, buyout, forecasting, billings, and cost control
  • Subcontracts, procurement, RFIs, submittals, change management, and project documentation
  • Schedule coordination with the Superintendent and project team
  • Client, architect, consultant, landlord, and subcontractor relationships
  • Preconstruction, constructability, value engineering, and project planning
  • Project risk identification and problem solving
  • Punch, closeout, financial completion, and warranty follow-up
  • Mentoring and developing APMs, Project Engineers, and other team members

Requirements
What We’re Looking For
  • 5+ years of commercial construction experience
  • Commercial GC experience required
  • Tenant improvement, commercial interiors, renovation, or occupied-space experience strongly preferred
  • Strong financial, estimating, scheduling, and contract-management skills
  • A communicator who is comfortable with clients and subcontractors
  • Someone organized enough to manage the details but experienced enough to see the big picture
  • Procore, Bluebeam, Microsoft 365, and construction scheduling/project management experience
  • Construction Management, Engineering, Architecture, or related degree preferred; equivalent experience absolutely counts
