Job summary

Impact Housing seeks a Project Manager to own assigned multifamily and commercial modular projects from preconstruction through completion. You will coordinate between Yorba Linda manufacturing, architect, site GC, and client, ensuring schedule, budget, and scope are aligned with the product and production plan.

Ideal candidates have 5–8 years in construction, with knowledge of California entitlement and offsite or modular delivery. PMP is preferred; bilingual in English/Spanish is a plus.

Qualifications

  • Years of Experience: Five to eight years managing multifamily or commercial construction projects from preconstruction through delivery, with full schedule and budget accountability.
  • Prior Experience: Construction. General contractor, developer, or offsite and modular manufacturer. Working knowledge of California entitlement and permitting is required.
  • Modular/offsite delivery experience is strongly preferred; candidates from conventional multifamily construction with demonstrated interest in industrialized delivery will be considered.

Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.

To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

POSITION SUMMARY

The Project Manager owns assigned pursuits and active projects from preconstruction through delivery, joining an existing bench of two project managers. The role carries schedule, budget and scope for its projects and is the point of coordination between the Yorba Linda manufacturing facility, the architect of record, the site general contractor and the client.

Impact Housing builds a defined product line rather than whatever a developer brings, so the position is as much about fitting a project to the product and the production schedule as it is about conventional construction management. This seat is timed to arrive with the project volume the expanded business development team is expected to generate.

KEY RESPONSIBILITIES
  • Own assigned projects end to end — schedule, budget, scope and change management — from preconstruction through certificate of occupancy.
  • Lead preconstruction activity including feasibility review, site logistics planning, module take-off coordination, and support of entitlement and permitting.
  • Coordinate design between the manufacturing facility, the architect of record and the site general contractor, resolving conflicts before they reach the production line.
  • Plan factory-to-site logistics — production slot coordination, transportation routing and permitting from the plant to sites across California, crane and set sequencing.
  • Maintain the client-facing reporting and meeting cadence, and serve as the client’s primary day-to-day contact on assigned projects.
  • Support business development at the pursuit stage with technical input, diligence responses and schedule and constructability review of proposals.
  • Feed project findings into the cross-vertical Problem Resolution Request and Non-Conformance processes.
Day-to-Day Responsibilities
  • Run project and coordination meetings and publish minutes with owners and due dates.
  • Maintain project schedules and update the pipeline production Gantt.
  • Review and process submittals, requests for information and change orders.
  • Coordinate with plant production scheduling on slot timing and sequencing.
  • Track committed cost against contract and report variances.
  • Communicate with the client, architect and general contractor on open items.
  • Visit project sites during set and finish phases and document progress.
QUALIFICATIONS

Modular, offsite or panelized construction experience is strongly preferred; candidates from conventional multifamily construction with demonstrated interest in industrialized delivery will be considered.

Required Skills and Attributes
  • Schedule and budget control on concurrent projects without losing detail on either.
  • Ability to hold a general contractor, an architect and an internal production team to the same schedule.
  • Clear client-facing communication, including delivering bad news early.
  • Fluency with construction documents, submittals, RFIs and change order process.
  • Valid California driver’s license and reliable transportation.
Preferred Qualifications
  • Affordable housing and LIHTC project experience, including funding-driven schedule constraints.
  • Procore, Smartsheet, Microsoft Project or Primavera P6.
  • Familiarity with third-party in-plant inspection and certification regimes such as NTA, and with HCD requirements for factory-built housing.
  • Experience with Type III and Type V multifamily construction.
  • Bilingual English and Spanish.
EDUCATION AND CREDENTIALS

Bachelor’s degree required. Preferred disciplines: construction management, architecture, civil or structural engineering. PMP certification preferred.

PHYSICAL REQUIREMENTS

This position is based in Los Angeles with regular travel to the Yorba Linda manufacturing facility and to project sites across California, including multi-day site presence during module set. The Project Manager must be able to access active construction sites, climb ladders and stairs, walk uneven terrain, and wear required personal protective equipment.
