Job summary

Cumming Group is seeking a Project Manager to support LA-based education facilities projects. You will lead pre-construction, bidding, construction, and close-out activities, coordinating with district teams and public agencies to ensure budget and schedule adherence and regulatory compliance.

The role requires 7+ years in construction PM for public/educational facilities, with CCM/PE/AIA/LEED preferred. A strong focus on cost control, communication, and team collaboration is essential.

  • Experience preparing Project Management Plans and fee/budget proposals.
  • Experience developing and driving action plans.
  • Experience managing the City of Los Angeles plan check and permit process and construction phase inspections.
  • Demonstrated ability to monitor scope throughout the project and adjust as needed.
  • Ability to prepare and communicate cost and revenue projections.

This position will support higher education school construction projects, specifically existing facility improvement projects. Our education team is a prime consultant to one the largest school districts in the country and provides services to K-12 as well as higher education institutions nationally. You will be teaming with project, program, and client leadership to provide premier educational facilities for our nation’s youth and adults seeking to better themselves through learning.Essential Duties & Responsibilities:Plan, manage, and coordinate all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects.Prepare Project Management plan and fee budget/proposal at the project outset.Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects.Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various District and Project staff.Manages both the project budget and schedule to meet the universities qualitative standards; monitors project budget on a regular basis and ensures that the budget accurately reflects the project status/progress.Reviews substitution submittals from contractors to ensure specification and university requirements are complied with.Re-evaluate the contract scope of work as the project progresses against the goals, expectations, and the needs of the client, and recommend adjustments as necessary.Drive the permitting process by designing team documents to be submitted to various local, state, and federal agencies and ensure the applicable permits are moving through the process efficiently.Ensure the project design management continues to follow the client project documents such as budget, scope, schedule, and client's design standards.Prepare cost and revenue projections.Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties.Administers provisions of Professional Service Agreements between Architects and the District.Perform other related duties as assigned.Knowledge & Skills Required:Experience preparing Project Management Plans and fee/budget proposals.Experience developing and driving action plans.Experience managing the City of Los Angeles plan check and permit process, and construction phase inspections.Demonstrated ability to monitor scope throughout the project and recommend adjustments when necessary.Ability to prepare and communicate cost and revenue projections.Utilize effective written and oral communication skills.Understand how your role contributes to the organization's goals.Deliver quality work product by role modeling organizational core values.Hold self accountable to individual and team goals.Consistently communicates and collaborates with team members and clients.Build relationships with peers, leaders, and clients.Demonstrate ability to be dependable, diligent, and thorough.Exercise creativity and resourcefulness in managing the project effectively in a compressed timeframe.Required Education and Experience:Bachelor's degree in Construction Management, Engineering, Architecture, or related field.A minimum of seven (7) years of construction project management experience focused on public/educational facility project types.Experience with facility upgrade project types preferred.Preferred Certification: CCM, PE, AIA, LEED#LI-ML1Cumming Group is committed to providing Equal Employment Opportunity in its personnel policies and practices.
