Job description

We are seeking an experienced Project Manager to join an established commercial construction team, taking ownership of projects from preconstruction through to completion. The successful candidate will have a strong background working for a reputable General Contractor, with the ability to manage project financials, contractual agreements, subcontractor relationships and client expectations.

This is an excellent opportunity for a commercially minded construction professional who can operate independently, build strong relationships with Owners and Design Teams, and maintain the highest standards of integrity, quality and project delivery.

Key Responsibilities
  • Manage commercial construction projects from preconstruction through completion, ensuring delivery to programme, budget and quality standards.
  • Serve as the primary point of contact for Owners, Architects, Engineers and Design Teams, independently leading meetings and providing regular project updates.
  • Review, interpret and administer Owner contracts, subcontractor agreements and associated project documentation.
  • Negotiate subcontractor pricing, change orders, scope adjustments and Owner-requested changes to protect project margins and financial performance.
  • Monitor project budgets, cost reports, commitments, forecasts and overall financial performance.
  • Work closely with Site Superintendents to coordinate field operations, resolve construction issues and maintain continuity between site activities and project management.
  • Manage the submittal process, reviewing documentation for compliance with contract requirements, specifications and design intent.
  • Oversee RFIs, change orders, procurement, project schedules and other critical project controls.
  • Identify project risks, resolve issues proactively and maintain clear communication with all stakeholders.
  • Ensure compliance with project requirements, safety standards, quality expectations and contractual obligations.
  • Support the successful delivery of CDA and Low-Income Housing Tax Credit (LIHTC) projects, where applicable.
Required Qualifications
  • Previous experience as a Project Manager with a well-established General Contractor.
  • Experience with commercial construction projects, ideally including CDA and LIHTC developments.
  • Strong understanding of Owner contracts, subcontractor agreements and construction contract administration.
  • Proven ability to negotiate costs, change orders and commercial terms with Owners and subcontractors.
  • Demonstrated experience working closely with Site Superintendents and understanding day-to-day field operations.
  • Confidence in independently leading Owner meetings and interfacing with Architects, Engineers and Design Teams.
  • Strong knowledge of submittal reviews, RFIs, procurement and project documentation.
  • Experience managing project budgets, schedules, costs and overall financial performance.
  • Excellent communication, leadership, organisational and problem-solving skills.
  • A professional approach with a strong commitment to integrity, accountability and quality.
