Project Manager – High-rise Multifamily Construction

Location: Chicago, IL – Goose Island

About the Company

A nationally recognized, vertically integrated real estate developer and builder is expanding its Chicago construction team. With more than 50 years of experience, the company has developed and constructed communities across major North American markets, with expertise spanning multifamily, high-rise residential, commercial, mixed-use, office, retail, and industrial developments.

The company manages construction operations internally, allowing its teams to remain involved throughout every phase of development. This approach provides greater control over quality, schedule, project execution, and the overall delivery of each development.

About the Project

This Project Manager will join the team working on a major mixed-use development in a rapidly developing area of Chicago.

The larger development is planned as a multi-phase urban community that will feature 6 highrise buildings with over 2600 residential units.

The Role

The Project Manager will play a key role in managing the planning, coordination, and execution of this high-profile high-rise development. Working closely with the Superintendent and project leadership, this individual will coordinate subcontractors, consultants, architects, engineers, and internal teams to ensure the project is delivered safely, on schedule, within budget, and to the company's quality standards.

Responsibilities

  • Manage the project from construction through completion, maintaining accountability for schedule, budget, quality, and overall project execution.
  • Coordinate architects, engineers, consultants, subcontractors, vendors, and internal project teams.
  • Review drawings, specifications, contracts, scopes of work, and project documentation.
  • Manage RFIs, submittals, change orders, procurement, and project correspondence.
  • Develop, maintain, and update project schedules in coordination with field leadership.
  • Monitor project costs, commitments, change orders, and budget performance.
  • Assist with subcontractor procurement, scope review, bid leveling, and contract negotiations.
  • Lead project meetings and maintain clear communication between ownership, design teams, consultants, and trade partners.
  • Review subcontractor progress and ensure work is tracking against contractual commitments and project milestones.
  • Partner closely with the Superintendent on sequencing, logistics, site operations, inspections, and field coordination.
  • Identify potential schedule, cost, design, and constructability issues and develop solutions proactively.
  • Review project plans and specifications for coordination issues and constructability concerns.
  • Manage project documentation and maintain accurate records throughout construction.
  • Assist with quality control and ensure construction complies with plans, specifications, codes, and project requirements.
  • Track procurement and long-lead materials to prevent impacts to the construction schedule.
  • Monitor project closeout, punch list, turnover, and warranty activities.
  • Provide regular project updates and reporting to senior leadership.

Qualifications

  • 5+ years of construction project management experience.
  • Ground-up construction experience required.
  • Experience with multifamily, high-rise, mixed‑use, commercial, or other large‑scale projects.
  • Strong understanding of construction documents, contracts, scheduling, budgeting, and project controls.
  • Experience coordinating multiple subcontractors, consultants, and design professionals.
  • Strong communication, organizational, and problem‑solving skills.
  • Ability to effectively manage competing priorities in a fast‑paced construction environment.
  • Proficiency with Microsoft Office and construction/project management software.
  • Procore experience preferred.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
