Overview

The Project Executive provides overall leadership and direction on the construction project, negotiates the owner contract, serves as the main contact for the project manager on budget, billing, and client satisfaction, and ensures the fiscal success of the project.

Responsibilities
  • Provide leadership and business judgment for all financial and profitability aspects of projects under your jurisdiction.
  • Participate extensively in work acquisition, define and develop project budgets and schedules to achieve profitability objectives.
  • Set appropriate milestones and assign staff qualified to handle the scope and complexity of the project.
  • Work closely with clients, owners, architects, and subcontractors to build relationships that meet or exceed client satisfaction standards.
  • Oversee all necessary resources from startup through closeout, ensuring the owner’s expectations on budget, schedule, quality, and Suffolk’s profitability objectives are met.
  • Common thread ownership from pre‑construction to closeout, including:
    • Oversight of projects at a high level (budget, costs, unexpected events, performance, and progress).
    • Transition of day‑to‑day operations to project managers and superintendents.
    • Mentor, train, and coach staff to Suffolk standards.
    • Represent Suffolk to owners, architects, consultants, government authorities, vendors, and subcontractors.
  • Project acquisition:
    • Understand unique owner needs and represent Suffolk capabilities to close potential clients.
    • Review projects for unique challenges impacting budget/profitability using the Litmus Test.
    • Generate project leads through industry contacts and follow through to acquisition.
    • Participate in RFP response, editing content, interview preparation, and contract negotiation.
  • Project start‑up/turnover/pre‑construction:
    • Assign project staff and approve pre‑mobilization activities.
    • Hold turnover meeting between pre‑construction and operation teams.
    • Lead pre‑construction, working with estimating teams to develop budgets, schedules, and logistics plans.
  • Project operations:
    • Ensure projects achieve budget, schedule, quality, and profitability objectives.
    • Maintain understanding of the Suffolk/owner contract and ensure team compliance.
    • Visit sites to monitor performance and provide creative leadership to keep projects on schedule and under budget.
  • People management:
    • Monitor and evaluate project manager and superintendent assignments.
    • Lead development of the entire team.
    • Assist in sourcing and screening candidates, mentoring, coaching, and training.
  • Financial performance:
    • Cash management.
    • Accounts receivable.
    • Accurate financial forecasting.
    • P&L understanding of contingencies, liabilities, and savings.
  • Schedule performance:
    • Assist staff in developing the baseline schedule.
    • Monitor schedule performance.
    • Assist with Lean planning processes and workflow.
    • Ensure staff training in Suffolk SOPs and monitor compliance.
  • Safety:
    • Champion job‑site safety and motivate the team to implement the Suffolk Safety Program.
    • Include appropriate safety funding in the original budget.
  • Meeting management:
    • Attend all scheduled meetings to monitor and manage project profitability.
    • Chair and/or attend weekly project staff meetings.
  • Client relationships:
    • Maintain continuous client contact to gauge performance perception and communicate relevant information.
    • Represent Suffolk on the client‑facing team.
Qualifications
  • Bachelor’s degree with 10–15 years of construction management experience at a large‑scale general contractor or CM‑at‑Risk firm.
  • Experience in self‑perform projects is a plus.
  • In‑depth knowledge of intricate commercial construction practices.
  • Leadership of multiple successful project teams, including staff development and external relationships.
  • Ability to manage and embrace change, responding to new processes and perspectives.

Working Conditions

The employee will sit for long periods, use a keyboard, phone, or write, walk, stand, and reach with arms or hands. Specific vision abilities include close, distance, depth perception, and focus adjustment. The employee will work in an office environment and will also spend time on job sites.
