Job summary

Wimmer Communities in Wisconsin is seeking an Architect to lead capital improvement projects across a portfolio of properties. You will focus on contractor procurement, project scoping, and coordinating with vendors to ensure timely, cost-effective execution.

Qualifications

  • Minimum of five years of applicable experience.
  • Degree may be waived with appropriate experience at hiring official discretion.

Responsibilities

  • Develop the scope of work and bid capital improvement projects.
  • Manage subcontractors and vendors to complete project work.
  • Prepare schedules of subcontractor work and durations for review and approval.
  • Review project costs and approve monthly subcontractor payments.
  • Coordinate material deliveries and equipment rentals as required.

The Architect's primary duties includes procurement of contractors to complete various capital improvement projects for a portfolio of properties. The Architect will attend various meetings in identifying, implementing, and completing short- and long-term capital improvement and preventative maintenance programs. Additional responsibilities include the preparation of contracts for any third-party work and implementing maintenance initiatives that improve effectiveness and profitability.

Essential Duties And Responsibilities
  • Development of the scope of work and bidding out assigned Capital Improvement projects.
    • Complete "Authorization to Proceed" forms and obtain the necessary approvals
    • Provide updates for the Program of Work monthly.
    • Draft scope of work for Subcontractor or review and refine scope (prepared by others).
    • Management of contractors and vendors to complete project work.
    • Prepare schedules of all Subcontractor's work as well as time durations for review and approval.
    • Meet as necessary with Subcontractors to discuss quality or time issues individually as directed by the Director of Facilities Management.
    • Manage project documents internally and through SharePoint for external access if necessary
    • Attend or conduct site visit walkthroughs with clients and subcontractors
    • Review Project Costs - Approve monthly subcontractor partial and final payments
    • Promptly review scope and cost revisions. Prepare change orders and gain necessary approvals.
    • Participate in and lead job start up and close out meetings.
    • Participate in and lead improvement efforts.
    • Schedule material deliveries.
    • Coordinate equipment rentals as requested.
    • Coordinate return goods back to vendors.
    • Take photos of completed jobs.
    • Perform all other duties and special projects as requested by the Director of Facility Management
The Qualifications:
  • B.S. Degree in Engineering, Architecture, Construction management or related field.
  • Minimum of five years of applicable experience.
  • Requirement for degree may be waived with the appropriate type and amount of experience at the discretion of the hiring official
