Job description

The Preconstruction Manager will be a key part of the engineering services team and will be responsible for project managing new build-to-suit industrial building projects in planning, design and pre-construction. In addition to build-to-suit projects, a candidate will also need to be well-versed in tenant improvement and renovation projects. This will include the extension of existing facilities and any new sites. The Preconstruction Manager will play an integral role in the development and implementation of the Mexico facility network built assets. This role will analyze and evaluate different facility scenarios and build-out designs. In addition, this candidate has to support the standardization of the technical and facility related processes and systems.

This opportunity combines planning, design, construction engineering, project management, facilities management, and contract management.

Key job responsibilities
Responsibilities include:
• Review details regarding potential building locations. Research and report on site feasibility in support of site selection.
• Provide coordination of all project planning – including composites, site surveys, existing drawings and site visits, transportation and traffic plans, internal build requirement sheet (BRS), and business requirements.
• Coordinate initial architectural design and permit submittals as required.
• Review, develop and provide supporting documents for lease execution – for example; site plans, work letters, programmes, GMP budget, etc.
• Understand zoning, planning department, fire code and building code interpretations.
• Manage the preliminary programmes and identifying areas for acceleration along with understanding jurisdictional plan review durations.
• Develop initial construction sequencing for phasing and early access.
• Creation of construction cost estimates for initial planning and capital requests.
• Compile complete documentation for construction handoff including design and permitting, lease, capital approvals and any other work product that has been completed by Preconstruction.
• Lead internal Amazon managers and stakeholders.
• Lead special initiatives for the business that align with Amazon’s long-term goals.
• Maintain repository for all pre-construction work product by site.
• Ability to travel throughout Mexico and LATAM approximately 50% of the time.- 5+ years of experience in Project management, real estate development, architecture/design experience
- Bachelor's degree in Architecture, Engineering, Construction Management or related field
- Native fluency or professionally proficient in Spanish and English
- Masters degree in Architecture, Engineering, Management or related field
- Proficiency in any of the following languages; Portuguese, French, Polish, Arabic, Turkish, Afrikaans and Zulu
