Job summary

MDS Staffing is seeking a seasoned Preconstruction Manager to lead commercial project estimates from start to finish in Columbus, OH. You will drive the preconstruction phase, build key relationships with Owners and Architects, and present cost information to clients with confidence.

You will oversee estimating and strategy, takeoffs, VE ideas, subcontractor bidding, and staffing while staying current with market pricing and general conditions.

Qualifications

• 5–10 years of experience in commercial projects.
• Strong knowledge of current market pricing and general conditions.
• Ability to develop and present cost estimates to clients.
• Experience leading preconstruction activities and schedules.

Responsibilities

• Lead, create and complete entire project estimates.
• Perform detailed On-Screen Takeoffs.
• Develop preliminary preconstruction schedules.
• Formulate VE ideas and calculate costs.
• Research materials and identify viable alternatives.
• Review and adjust estimates produced by the team.
• Manage staffing and General Condition requirements.
• Maintain knowledge of market and unit pricing.
• Build and manage Subcontractor Bid Lists.
• Solicit bids and drive subcontractors to bid.
• Analyze incoming bids and scopes of work.
• Maintain relationships with subcontractors.
• Build relationships with Owners and Architects.
• Prepare professional presentation documents.
• Present cost information and estimates to clients.

The Role

Core Responsibilities

Estimating & Strategy

• Lead, create, and complete entire project estimates.
• Perform detailed On-Screen Takeoffs.
• Develop preliminary preconstruction schedules.
• Formulate Value Engineering (VE) ideas and calculate associated costs.
• Research specified materials and source viable alternatives.
• Review, analyze, and correct estimates prepared by team members.
• Manage project staffing and General Condition requirements.
• Maintain expert knowledge of current market and unit pricing.

Bidding & Subcontractor Management

• Build and manage qualified Subcontractor Bid Lists.
• Proactively call subcontractors and drive them to bid.
• Analyze incoming bids and detailed scopes of work.
• Cultivate and maintain strong relationships with subcontractors.

Client & Architect Leadership

• Build strong, trusted relationships with Owners and Architects.
• Prepare polished, professional presentation documents.
• Confidently present cost information and estimates to clients.
