Job summary

A well-regarded construction company is looking for an experienced individual to manage and oversee the preconstruction process in the high-end residential market. Job description

Responsible to manage and oversee the preconstruction process in our high-end residential market. Ensures a smooth transition from preconstruction to construction while maintaining strong relationships with clients, designer, architects and the project team.

Essential Duties and Responsibilities
  • Work with estimating / pricing for various phases of pre-construction (programming, schematic design, design development, permit and construction documents)
  • Develop and maintain client, trade partner and team relationships
  • Develop and maintain relationships with local municipalities
  • Spearhead and drive permit and entitlement processes
  • Coordinate with Business Development for client proposals
  • Oversee development of budgets, scopes of work, request for proposals and presentation documents
  • Conduct bid analysis, cost proposals and cost estimates
Additional Duties and Responsibilities
  • Assisting with pricing change orders
  • Works with Business Development delivering client presentations
Education / Experience Requirements
  • 5-10 years experience in preconstruction or estimating in high-end residential or commercial markets
  • Experience with On Screen Takeoff and Sage Timberline preferred
  • Construction experience and/or degree in Construction Management or related degree
  • Architectural experience and/or degree a plus
  • Experience in design – build with desire to transition to construction side preferred
  • Versed in permitting and entitlement processes
Knowledge, Skills and Abilities Requirements
  • Strong verbal and written communication skills
  • Excellent documentation and organizational skills
  • Proven computer skills and experience in Excel and Word
  • Strong understanding of the design process; skilled in Revit and CAD

Works from a normal office setting; however, performs a significant amount of work in all spaces within the facility. May need to work outside in all types of weather or in all kinds of work environments.

May be exposed to extremes of heat and cold as well as certain unsafe environments; occasionally works near moving equipment and mechanical parts, heavy machinery, lasers, powder-actuated tools, and electrical equipment; possible exposure to fumes or airborne particles; possible exposure to internal liquids. This is a safety sensitive position where a momentary lapse of attention can result in serious injury or death. The noise level in the work environment is usually moderate and occasionally very loud. Must follow all safety requirements carefully.
