Job summary

AECOM Hunt in Phoenix, AZ is seeking a Preconstruction Manager to lead day-to-day pre-construction operations from budgeting to GMP proposals. You will coordinate estimating, scheduling, and procurement teams, review bid packages, and present cost analyses to senior leadership and clients.

The role requires a BA/BS in Construction Management or Engineering with extensive preconstruction experience, CMAR preferred, and strong proficiency in cost control, scheduling, and Excel.

Qualifications

  • BA/BS Construction Management or Engineering with 8 years of experience.
  • Experience in commercial preconstruction or equivalent.
  • Experience in CMAR and leading preconstruction teams.

Responsibilities

  • Manage day-to-day pre-construction operations including budget and GMP proposals.
  • Analyze schedules, cost analysis, GMP, documents, and bid packages from subs.
  • Gathers data to demonstrate cost savings and value engineering for clients.
  • Lead preconstruction, estimating, scheduling, and procurement teams.
  • Research costs from design through construction documents, propose methods.
  • Prepare pre-construction budgets and present to clients and team.
  • Articulate pricing strategies for construction costs to be competitive.
  • Oversee schedules and workloads of estimating staff.
  • Review bids from subs and analyze costs as bids arrive.
  • Perform other duties as assigned.

Job Description

AECOM Hunt has an exciting opportunity for a Preconstruction Manager to join our team of professionals in our Phoenix, AZ office.

Job duties:
  • Manages the day-to-day pre-construction operations, including but not limited to, communicating, proposing and preparing preliminary budget estimates, design cost estimates, design-development cost estimates, and guaranteed maximum price (GMP) proposals, inclusive of value engineering.
  • Analyze and acquire additional project information such as preliminary schedules, procurement schedule and cost analysis, GMP, construction documents, blueprints, bid packages from subcontractors and contractors, etc.
  • Gathers information and data to demonstrate best practices and value engineering for cost savings opportunities to senior leaders of the Preconstruction team to relay to clients in an effort to meet budget constraints.
  • Manages preconstruction, estimating, scheduling and procurement team to research and compile budget estimates and cost from the pre-concept design stage to the construction document stage.
  • Working within the scope of the project’s preconstruction estimates and financial analysis, researches and considers the interest of all parties, to supervise team and review, analyze, and estimate cost of drawings, BIM and specifications of projects, propose means and methods of construction, recommend cost savings or potential problems on the project.
  • Prepares pre-construction budget and having available most recent proposals, costs, estimates and projections. Prepares and demonstrative viability of budgets and relays to precon team (clients, architects, and Project Management Executives, etc.).
  • Articulates and presents correct strategy and pricing for each component of the construction cost in order to provide our clients with the most competitive and accurate pricing available.
  • Oversees schedule and workload priorities with staff and organize estimating schedule.
  • Manages team and staff workload, distribute drawings specifications, bulletins and all pertinent information to all estimating staff so they can complete their assigned task.
  • Reviews bids to sub-contractors, review scopes of work and analyze costs as bids are received.
  • Performs other job-related duties as assigned.

Qualifications
Minimum Requirements:
  • BA/BS Construction Management/Engineering or relevant curriculum and 8 years of experience in commercial preconstruction or demonstrated equivalency of experience and/or education.
Preferred Qualifications:
  • Experience in CMAR.
  • Experience in preconstruction in industries such as:
  • aviation/airport construction
  • convention center/hospitality construction
  • sports/stadium construction
  • Experience leading preconstruction teams on multimillion dollar construction projects.
  • Experience in scheduling/budgeting for construction projects.
  • PE preferred
  • Experience in full cycle estimating, scheduling, logistics and client relationship development.
  • Proficiency in computer scheduling projects.
  • Microsoft Office proficiency.

Offered rate of compensation will be based on individual education, qualifications, experience, and work location. The range for this position is $113304.48 to $209613.29.
