Job summary

MPI is seeking an experienced Preconstruction Manager in Detroit, MI to lead a team of estimators across Michigan. You will drive bid strategies, procurement, and preconstruction processes for projects ranging from $15M to $100M, closely coordinating with the Sr. Vice President.

The role requires 4-5+ years in preconstruction, a Bachelor's degree in a related field, and proven leadership in commercial construction. Office-based with on-site engagement and a strong ISO-aligned quality program.

Qualifications

• Bachelor's Degree in Construction Management, Engineering, Architecture or related.
• 4-5+ years of preconstruction experience with commercial construction projects.
• Experience leading project pursuits in Commercial, Industrial, manufacturing, warehouse & distribution, and mixed-use sectors.
• Knowledge of building construction, materials, systems, market conditions, and trade practices.
• Knowledge of estimating and quantity takeoff software.

Responsibilities

• Prepare subcontracts, change orders, change directives, and work orders for review and action related to construction project administration.
• Maintain project files, insurance, and other requirements in accordance with established procedures.
• Assist with and attend subcontractor progress, project team, and stakeholder meetings, on-site or in the office.
• Provide support to preconstruction & estimating teams (e.g., meeting minutes, take-off, permit applications, subcontractor solicitation).
• Lead bid opportunities up to $10 million and manage buy-out and subcontractor procurement.

Preconstruction Manager (Detroit, MI)

Work for a premier mid-sized general contractor that is based out of Detroit with a focus on Industrial, Warehouse/Distribution, Office, Hospitality, Retail, Healthcare, & Brownfield projects. Due to a strong pipeline, they are immediately seeking an experienced and driven Preconstruction Manager to lead their team of estimators on projects across Michigan alongside their Sr. Vice President working on projects anywhere from $15M - $100M. The Preconstruction Manager (Detroit, MI) will:

• Prepare subcontracts, change orders, change directives, and work orders for review and action related to construction project administration.
• Maintain project files, insurance, and other requirements in accordance with established procedures.
• Assist with and attend when required, subcontractor progress, project team, and stakeholder meetings, distribute documents. These meetings may be on-site or in the office.
• Provide support to preconstruction & estimating teams (e.g., meeting minutes, take-off, permit applications, subcontractor solicitation).
• Collect and organize project materials and maintain project files and job folders throughout preconstruction
• Adherence and active participation in Oliver / Hatcher's ISO Quality Program
• Lead GC, CM, GMP and Design-Build bid opportunities up to $10 million
• Subcontractor procurement and buyout
• Understands and manages value engineering exercises.
• Reviews plans for consistency and accuracy.
• Manages all levels of take-offs and can apply unit prices.
• Levels/scopes trades as part of a bid team on larger type projects as GC/CM
• General understanding of contract types
• Understands typical scope of work delineation (writing scopes and level bids)
• Ability to call subs for coverage.
• Develops and maintains excellent subcontractor/vendor relations.

• Negotiate and write subcontracts.
• Manage all RFIs through buy-out.
• Work with operations on buy-out Documentation Management

Contracts:

• Write, review, and approval subcontractor scopes of work
• Review and provide comment on Construction Contracts
• Provide feedback, suggestions, and input on client contract usage

• Bachelor's Degree in Construction Management, Engineering, Architecture or related
• Mid-Level to Senior Position 4-5+ years of preconstruction with commercial construction projects
• Capability to assist in the lead of project pursuits in multiple market sectors including Commercial, Industrial, manufacturing, warehouse & distribution, and mixed-use
• Demonstrated knowledge of building construction, materials, systems, market conditions, and trade practices
• Knowledge of estimating and quantity takeoff software
• Experience leading Preconstruction meetings
• Previous supervisory experience managing and mentoring junior staff
• Knowledge of work breakdown structures, CSI divisions, and Uniformat estimating formats.

A potential offer for Preconstruction Manager (Detroit, MI) would look like:

• Base Salary of $140,000 - $165,000 based off of experience
