Job summary

We Search People has partnered with a well-established South Carolina commercial General Contractor to add an experienced Preconstruction Manager to the team. The role focuses on early project involvement, budgeting, scheduling and strategic cost saving.

You will collaborate with owners, architects, subcontractors and leaders to position projects for successful execution from concept through construction.

Qualifications

• Experience in preconstruction, estimating or commercial construction management.
• Strong understanding of commercial processes, plans and specifications.
• Experience managing estimates and budgets for commercial projects.

Responsibilities

• Lead and manage the preconstruction process from initial concept through contract award.
• Review drawings, specifications, scopes of work and project requirements.
• Develop detailed conceptual and preliminary budgets and estimates.
• Coordinate subcontractor and supplier bidding, including scope review and bid leveling.
• Prepare and manage bid packages and solicit competitive subcontractor pricing.
• Work closely with clients, architects and consultants to identify cost-saving opportunities.
• Develop project schedules and assist with construction phasing and logistics planning.
• Identify potential project risks and develop solutions during the preconstruction phase.
• Participate in client presentations, interviews and proposal development.
• Ensure smooth transition from preconstruction into construction with PM and Ops teams.

Due to continued growth, they are looking to add an experienced Preconstruction Manager to their team.

The Opportunity

This is an excellent opportunity for a construction professional who enjoys being involved early in the project lifecycle and playing a key role in developing successful projects from concept through to construction.

You will work closely with owners, architects, subcontractors, estimators, project managers and the leadership team to develop accurate budgets, schedules and construction strategies while ensuring projects are set up for success before breaking ground.

Key Responsibilities

• Lead and manage the preconstruction process from initial concept through contract award.
• Review drawings, specifications, scopes of work and project requirements.
• Develop detailed conceptual and preliminary budgets and estimates.

• Develop project schedules and assist with construction phasing and logistics planning.
• Identify potential project risks and develop solutions during the preconstruction phase.

• Work closely with the Project Management and Operations teams to ensure a smooth transition from preconstruction into construction.

What We're Looking For

• Previous experience in preconstruction, estimating or commercial construction management.
• Strong understanding of commercial construction processes, plans and specifications.
• Experience managing estimates and budgets for commercial construction projects.
• Strong subcontractor and vendor relationships within the South Carolina market would be highly beneficial.
• Excellent communication, organizational and negotiation skills.
