Job summary

Miller Valentine Construction is seeking a Preconstruction Manager to support the Project Execution team with due diligence, design, scheduling, and estimating for multiple projects. You will assist with business development by helping prepare conceptual designs, budgets, and schedules, while guiding the sales strategy for qualified leads with senior supervision.

Qualifications

  • 4–7 years of internal or external experience in a similar role or education equivalent.
  • Bachelor's degree in Construction Management, Architecture, Engineering, or related field from an accredited institution or equivalent experience.
  • Specialized expertise in multiple systems, processes, and market sectors.
  • Demonstrates proficiency in complex systems and processes; oversees work and mentors others.
  • May have supervisory responsibilities and manage cross-functional teams.
  • Ability to communicate effectively with diverse audiences through reports and presentations.
  • Numerical proficiency in discounts, percentages, and algebraic concepts.

PURPOSE

The Why: Provide preconstruction services to the Project Execution team by providing the daily technical support (or direction if needed) of the due diligence, design, schedule, and estimate preparation for multiple preconstruction projects in collaboration with the Project Manager and with the guidance of the supervisor(s); leveraging the time of the Project Execution team. Provide preconstruction services to the Business Development (Sales) team by assisting with the overall sales strategy for qualified leads/opportunities; including preparation of conceptual designs, budgets, and schedules. In addition, provide management assistance to the leader of various corporate business responsibilities/initiatives.

As a Preconstruction Manager, your role revolves around providing essential support in the preconstruction phase of projects. You are instrumental in assisting the Project Execution team by offering resources to maintain a robust opportunity pipeline and drive the progression of preconstruction projects efficiently.

RESPONSIBILITIES

Sales Assist:

  • Provide resources to maintain an increased opportunity pipeline and to efficiently advance preconstruction projects through it. Increase throughput.
  • Travel to and participate in meetings with customer and/or design team.
  • Understand from the Business Developer the vision of the customer.
  • Assist the project team in creating the business strategy.
  • Assist in the strategy creation for all cost estimates.
  • Prepare cost estimate and technical portion of a sales proposal.
  • Manage and/or Prepare technical specification for sales proposal.
  • Assist Project Manager and/or Business Developer in maintaining accurate updates of opportunities/leads data in CRM as new information is determined and prior to end of each month.

Preconstruction Services:

  • Provide leverage for Project Execution resources during the preconstruction phase of any project.
  • Travel to and inspect proposed job sites to evaluate existing conditions and construction risks and their potential impact on the design and/or budget.
  • Assist in the strategy creation for all cost estimates.
  • Collaborate with Project Manager on delegation of specific preconstruction responsibilities and insure these roles are being executed.
  • Manage and/or Prepare all cost estimates (conceptual and/or detailed).
  • Collaborate with Project Manager to provide value added services to customer including value engineering, life cycle analysis, and/or alternate solutions in keeping with industry best practices.
  • Collaborate with Project Manager to manage or direct project design.
  • Manage and/or Prepare bid documents (ITB, SOW, Bid Forms, etc.).
  • Manage and/or Prepare bid tabulations/analysis.
  • Review and qualify bids for completeness based on scope of work.
  • Ensure every project estimate has been critiqued by a knowledgeable peer in the Construction group.

Customer Relations:

  • Foster client relationships

  • Develop and/or maintain tools required to perform department tasks; master estimate, project databases, cost databases, bid document templates, etc.
QUALIFICATIONS & EXPERIENCE
