Position Title: Pre-Funding Auditor
Location/Branch: Corporate
Reports to: Quality Control Manager
Department: Compliance/Risk Management
Office presence: Remote
FLSA Status: Full-Time, Hourly, Non-Exempt
Job Summary
This position will be responsible for various duties relating to the pre-closing auditing, reporting
and monitoring of selected loan files. The Pre-Funding Auditor maintains a high level of
professionalism and confidentiality while providing exemplary customer service to our internal
and external customers with focus on loan quality and compliance.
Job Functions
- File Management
- Perform the pre-funding audit on Government (all channels) and Conventional loans.
- Participate in independent audit selections to ensure compliance.
- Utilizes various scoping and sampling methodologies to gather and interpret data.
- Maintains strong knowledge on regulations, rules, underwriting guidelines, and processes.
- Review credit, income documentation, calculations, and assets used to qualify for
accuracy and comply with compliance by validating underwriter’s loan approval and
regulatory standards.
- Review loan file disclosures for completeness and accuracy.
- Complete and document Verbal Verification of Employment process on borrowers.
- Conduct a full credit review to ensure investor and agency guidelines are met.
- Review loan files for potential fraud indicators.
- Verify the accuracy and completeness of files, including MERS records and applicable
government exclusionary lists.
- Identify issues that may result in the inability to sell a loan on the secondary market and
escalate concerns appropriately.
- Communicate effectively with operations staff to address any unresolved issues and
elevate concerns to Quality Control Manager.
- Verify insurance requirements are met.
- Complete reporting and tracking of audits, findings. and trends.
- Assist in Internal and External Audits.
- Completes periodic regulatory research, policy and procedures reviews, and assessments of
training materials to maintain compliance.
- Reporting and Auditing
- Responsible for independent audit selections to ensure compliance.
- Complete third-party vendor post-closing audit reviews to assess completeness,
accuracy, and adherence to internal and external quality standards. Including
completing re-verifications and full file post-closing reviews.
- Communicate effectively with operations staff to address any unresolved issues and
elevates concerns to Quality Control Manager.
- Monthly reporting and tracking of audits, findings and trends.
- Assist in Internal and External Audits.

Education
REQUIREMENTS AND QUALIFICATIONS
- High school diploma or equivalent required.
Years Of Related Experience
- 4 years of Mortgage Underwriting and QC review experience.
Knowledge, Skills And Abilities (KSAs)
- Excellent understanding of investor, agency and government guidelines.
- Knowledge of regulatory issues surrounding consumer lending products and guidelines.
- Proficient with AUS Lending Systems – DU/LP/GUS.
- Analytical thinker and consultative mind to support both team members and managers in all
areas of the business.
- Ability to work as part of a team and independently.
- Open to change and willing to learn new skills.
- Excellent organizational skills and the ability to multitask to complete a wide variety of tasks.
- Excellent written and verbal communication skills along with solid computer skills.
- Goal-oriented, self-motivated with the capacity to meet and exceed assigned goals.
- Willing to learn, industrious, determined, and assertive.
- Strong people skills with ability to interact with all internal teams and external customers.
- Must be able to maintain sensitive and confidential information.
