Tasks to be performed by the Pre-Construction Manager:

  1. Manage the pre-construction process from inception to construction, with some post-construction support.
  2. Assisting in the creation and management of documents and spreadsheets for the following items:
    • Budgeting and estimating of individual projects.
    • Organizing the project documents and distributing documents such as buyouts, specifications, plans, etc.
    • Managing schedules for all pre-construction activities.
  3. Responsible for the coordination, submission, tracking, and approvals of county permits.
  4. Attend design, architectural, structural, landscape design, and all other pre-construction meetings between professionals and clients.
  5. Manage all of the professional pre-construction disciplines and the interface between them and our clients.
  6. Generate and submit all RFPs for new projects, assembling bids and reviewing estimates to create a project budget.
  7. Assist in developing contract documents and proposals for presentation.
  8. Direct report to Production Manager.

Character Traits and Skill Sets Required:

  1. Trustworthiness- PM will be exposed to sensitive information. They will need to earn the trust of their manager and be responsible for guarding proprietary information.
  2. Responsible- The PM will have an integral part of the daily operation of TriCrest Homes. They must be a person who does what they say they will do. Examples of this are completing tasks by deadlines, showing up on time to work, meetings and engagements, and communicating with managers and other employees.
  3. Time Management- The PM will be required to multitask between various activities daily. Time management will be crucial in how efficient things get done, and to the level of accuracy, a task is completed.
  4. Attention-to-Detail- Strong organizational and management skills are required when handling Procore, the bid process, and other related tasks.
  5. Personable- The PM must be able to interact with a wide variety of people, including people of many different ethnicities, , and socio-economic backgrounds. The PM must be compassionate to clients, firm yet understanding with subcontractors and vendors dealing with payments, and patient dealing with people daily.
  6. Problem Solving Skills- True problem-solving skills are a necessity for the PM. They will have the ability to look at a situation, produce effective and efficient ways to solve the case, frequently without the help of the Principal.
  7. Integrity- The PM will be someone that lives with integrity in their lives, and this will be shown in their work-life.
  8. Core Values: The PM will demonstrate alignment with the company's core value and core purpose.

Experience:

  • Five years' experience in managing construction and pre-construction projects.
  • Two years' experience using MS Office (Excel, Word, and PowerPoint). Candidate needs to demonstrate expertise in creating and managing detailed documents.
  • Demonstrated management and organizational experience.
