Job summary

Baker Construction & Development, Inc. in Spokane, WA is seeking an experienced Pre-Construction Manager to join our collaborative team.

You will lead pre-construction activities, develop budgets and estimates, and coordinate with clients, design teams, and subcontractors to move opportunities toward award. The ideal candidate has 7–10+ years in commercial construction, with strong background in estimating, project management, or related roles, and proficiency with Procore and related tools.

Qualifications

• 7–10+ years of commercial construction experience; background in pre-construction, estimating, project management, project engineering, or related roles.
• Strong experience with ground-up commercial construction.
• Bachelor's degree in construction management or engineering is a plus.
• Experience with Procore, Bluebeam, Microsoft Office and estimating/scheduling tools.

Responsibilities

• Lead and coordinate the pre-construction process from opportunity to award.
• Develop conceptual budgets, detailed estimates, value engineering options, and final project pricing.
• Review plans, specifications, addenda, and contract documents for scope and risks.
• Develop bid strategies and subcontractor scopes, bid packages.
• Solicit and analyze subcontractor and supplier proposals.
• Build and maintain relationships with subcontractors, owners, architects, engineers, and stakeholders.
• Identify scope gaps, risks, and schedule concerns before they reach the field.
• Support pre-bid and project planning meetings.
• Transition from pre-construction to construction ensuring clear understanding of estimates and scope.
• Utilize Procore and other platforms to maintain project information.

SalaryRange

Compensation&Benefits:

SalaryRange:$110,000-$140,000annuallyDOE

WhatYou’llBeDoing:

Youwillberesponsibleforleadingandcoordinatingourpre-constructionprocessfrominitialopportunitythroughprojectaward,subcontractorbuyout,andturnovertotheProjectManagementandfieldteams.Thisincludes:

• WorkingcloselywithourBusinessDevelopmentteamtoevaluateopportunities,developpursuitstrategies,andestablishpreliminarybudgetsandschedules.
• Developingconceptualbudgets,detailedestimates,valueengineeringoptions,andfinalprojectpricing.
• Reviewingplans,specifications,addenda,andcontractdocumentsforscope,constructability,completeness,andpotentialrisks.
• Developingbidstrategies,subcontractorscopes,bidpackages,andqualifiedbidderlists.
• Soliciting,analyzing,leveling,andnegotiatingsubcontractorandsupplierproposals.
