Cannatelli Builders Inc. is seeking an experienced Pre-Construction / Estimator to work on planning, estimating, budgeting, and coordination of projects prior to the start of construction.

This is a key position within our construction operations and serves as the critical link between ownership, project managers, architects, engineers, subcontractors, vendors, and clients. The Head of Pre-Construction / Estimator is responsible for ensuring projects are accurately scoped, competitively priced, properly planned, and thoroughly prepared before transitioning into active construction.

The ideal candidate is an experienced construction professional who is highly organized, detail-oriented, analytical, and capable of independently managing multiple projects and deadlines. This individual must have strong estimating capabilities, construction knowledge, leadership skills, and the ability to identify potential cost, scope, scheduling, and constructability issues before they impact a project.

Key Responsibilities
  • Lead and manage the pre-construction and estimating process from initial project review through final turnover to the project management team.
  • Review architectural, structural, civil, MEP, and other project plans, specifications, and construction documents.
  • Perform detailed quantity takeoffs and prepare conceptual, preliminary, and final construction estimates.
  • Develop comprehensive project budgets and detailed scopes of work.
  • Identify drawing conflicts, scope gaps, constructability concerns, potential change-order exposure, and other project risks during pre-construction.
  • Conduct site visits and inspections to evaluate existing conditions, project feasibility, logistics, access, and site-specific requirements.
  • Coordinate with architects, engineers, consultants, and project managers to clarify scope and resolve design or construction issues.
  • Solicit subcontractor and supplier bids and ensure adequate bid coverage for required trades.
  • Review, analyze, and level subcontractor and vendor proposals to confirm complete and comparable scopes.
  • Negotiate pricing and assist in selecting qualified, competitive, and dependable subcontractors and suppliers.
  • Develop and maintain strong relationships with subcontractors, suppliers, vendors, and other industry partners.
  • Prepare bid packages, scope sheets, bid comparisons, budgets, and final project proposals.
  • Lead value-engineering efforts and identify cost-saving alternatives without compromising project quality or design intent.
  • Assist in developing preliminary project schedules, construction sequencing, logistics plans, milestones, and general conditions.
  • Coordinate permitting, licensing, and regulatory requirements during the pre-construction phase as necessary.
  • Maintain accurate estimating records, historical cost data, subcontractor information, project documentation, and reporting.
  • Participate in client, design, and pre-construction meetings as required.
  • Work closely with company leadership to evaluate project opportunities, budgets, risks, and overall project viability.
  • Provide a complete and organized turnover of awarded projects to the project management and field teams.
  • Assist in developing and improving company estimating procedures, subcontractor databases, cost controls, and pre-construction standards.
  • Provide leadership and direction to pre-construction and estimating staff as the department and company continue to grow.
Qualifications & Skills
  • Significant experience in residential construction estimating and pre-construction, preferably with a General Contractor.
  • Strong ability to read and interpret architectural, structural, civil, MEP, and other construction plans and specifications.
  • Strong understanding of construction methods, materials, building systems, subcontractor scopes, scheduling, and project coordination.
  • Demonstrated ability to perform quantity takeoffs and develop detailed construction estimates and budgets.
  • Experience soliciting, reviewing, leveling, and negotiating subcontractor and supplier proposals.
  • Ability to recognize scope gaps, constructability issues, cost exposure, and potential project risks.
  • Strong knowledge of construction costs and current market conditions.
  • Existing relationships with subcontractors and vendors in the South Florida construction market are highly preferred.
  • Excellent analytical, organizational, negotiation, and problem-solving skills.
  • Proficiency in Microsoft Excel, including formulas and multi-function spreadsheets.
  • Proficiency with Microsoft Word, Outlook, and construction estimating/project management software.
  • Strong verbal and written communication skills.
  • Ability to manage multiple estimates, projects, and deadlines simultaneously.
  • Dependable, detail-oriented, self-motivated, and accountable.
  • Ability to work effectively with company leadership, clients, design professionals, subcontractors, vendors, and field personnel.
